What is a NAID and Why You Need One?
To become a Selling Broker for HUD Homes, a real estate broker must go through the process of being certified and issued a NAID.  There are two forms to complete and required supporting documentation for application for certification.  
After you have gather all of your documenation, you need to send it to the appropriate HUD HOC (Home Ownerhsip Center) for review and approval.  The people at the HUD HOC are great about giving you a call for any missing documentation and working to get you approved.

I recently read a comment on another post that said '...I will never sell a HUD home.'  Wow!  To me that was pretty strong.  And I know other agents who will never 'fool around' with a HUD contract.  There is a lot of coordination on the selling side of the transaction between getting the contract in on time, setting the property for inspection, and so forth.  I get it - some agents just do not want to be bothered with all of the 'steps'.

This morning I read the banner ad post on AR highlighting that Freddie Mac now allows for electronic signature of its loan documents.  That's great news, but I don't see that it has been applied to offer process.  I will do some more research.

While we do have challenges with inventory in Georgia like so many other states, HUD home inventory is on the uptick.  During February and March, overall inventory of available properties dropped to the 500 to 600 range.  
At the start of April, inventory slowly starting increasing.  The number of available HUD homes across Georgia rose to an average of 800 homes.  
This week there is yet a further increase.  The number of available HUD properties in Georgia has risen above 1100.

There are a myriad of changes happening with FHA, and they seems to suggest that the US government is pulling back from the business of housing and handing housing back to the free market.  Here are the changes scheduled to affect buyers using FHA starting in April 2012.
The Upfront Premium will go up from 1.0% to 1.75%.  A three quarter percentage points increase is huge.  While FHA is continuing to allow borrowers to add this amount into their closing costs, there is concern that buyers will have to bring more cash to the table to close in the coming months.  And this … (1 comments)

Yesterday, HUD announced that there is significant help coming for many of its current mortgage holders.  In a surprising announce (and sure to confuse some due to other changes), FHA announced 'price cuts to encourage streamline refinancing' (link to the HUD press release).
