RE/MAX Chairman and Co-Founder Dave Liniger told the RE/MAX agents at the annual company convention that the worst of the housing crisis has passed. Liniger said that the industry must continue to pursue the training that will help homeowners in distress, but should also start planning for a post-crisis environment. "There will be more foreclosures this year, but the worst is behind us and we need to turn our focus to the future," he added. New Jersey home sales rose sharply in April extending the string of monthly year-on-year gains to 11 consecutive months. In April, contracts signed to purchase a home exceeded April, 2009 by 43%, which resulted in the 2nd highest monthly sales on record in New Jersey. As reported by the National Assn of Realtors (NAR), New Jersey is one of only three states that saw positive growth in sales volume from the fourth quarter of 2009 to the first quarter of 2010. Sales of previously owned homes were up 6.8% from the previous quarter. As reported by the Daily Journal, "New Jersey's growth in homes sales bucked both the national trend, where sales growth diminished by 14%, and the Northeast regional trend, where sales volume dipped by 17.7%. Indeed, the quarter-to-quarter growth in real estate sales in New Jersey, at 6.8%, was the best growth in the nation (0 comments)

The latest statistics released by the National Assn of Realtors (NAR) show 91 out of 152 metropolitan areas experienced price gains from a year ago, and most states realized gains in sales over 1st Quarter, 2009. The national median existing single-family price was fairly flat at $166,100, down 0.7 percent from the first quarter 2009 price of $167,300. Lawrence Yun, NAR chief economist, said stabilizing home prices are encouraging. Zillow has released their quarterly results of Homeowner Confidence across the country. They track how homeowners' view the value of their homes vs. reality. The past couple of years have seen sellers go from very high (inflated?) prices to more realistic values. But in the last quarter, Zillow reports that confidence is widely divergent across the country. Specifically, in the Northeast, for the first time, this sector was "overly cynical" about home values. According to a recent post on Globest.com by Alyson Grala, "New Jersey employers have shed 94,400 jobs thus far in 2009, reducing the ability of households to meet monthly expenses. As a result, statewide apartment vacancy rose 130 basis points year-over-year to an estimated 4.8% in the third quarter." In central New Jersey, about 290 new rental units have come on the market so far this year, and average rents have dropped roughly 1.5%.
