Yesterday while on Facebook I saw a news article from King5's home page titled "Home prices fall to 2004 Lows". Of course I had to click the link and read the article.  The article written is in conjunction with the release of the NWMLS's statistics for February.  Every month there is a press release from the MLS and every month there is usually some kind of write up about the information at the local papers and news channels.  I had already seen the press release and looked at the data.  These articles usually only discuss the broad market here in Puget … (1 comments)

Can two months be a trend? Well, not really, but we can look at a trend between 2011 and the new fresth start of 2012.  Let's do that for Auburn.  Any home, that is residential, not a condo or mobile home that has an address of Auburn, whether that be inside the city limits or not is used in this comparison.

In today's Bremerton real estate market you have 3 types of homes to choose from - traditional for sale, short sale by owner and for sale by bank or government entity.  I am sure the Bremerton home buying public would like to see how many of each product have sold over the last 14 months.  In the graph below you can see what has sold as a traditional sale, a short sale and a bank owned/REO property by quarter for 2011 and for the first two months of 2012.   Currently about 27-34% of homes are owned and sold by banks/agencies.  … (3 comments)

In today's Auburn real estate market the trend is to have 3 types of homes to choose from, no not split level, ranch or two-story but, standard, short sale or bank owned.  I am sure the Auburn buying public would like to see how many of each product have sold over the last 13 almost 14 months.  In the graph below you can see what has sold as a standard sale, a short sale and a bank owned property.    Currently about 37 - 42 percent of homes are owned and sold by banks.  These homes have been foreclosed on … (1 comments)

Welcome to the year 2012!  I am calling a Buyer's market in Kent WA.  It's all about supply and demand with any type of product and a house is no different.  Currently in Kent WA there are 407 homes on the market, 67 homes pending their inspection and 157 homes that are pending having already had their inspections.  These 67 homes will most likely close and ownership transfer in the next 30-90 days.  In January 43 of those 157 went pending with 9 pending inspection and 12 pending SS.  There are a total of 69 homes currently in the SS pending … (1 comments)

2012 market trends: Auburn WA Real Estate 2012 Market Trends | Homes Sold Increase - 02/24/12 08:37 AM
With the start of the new year everyone's thoughts are to what the Auburn WA Real Estate holds.  Auburn WA real estate market has started out stronger than Jan 2011 with a Jan 2012 homes sold count of 59 compared to 46 in Jan 2011 the year has started out with a 28.261 increase Jan 2011 vs Jan 2012.  As the months close out it will be interesting if we will continue to see this trend.  
The chart below will show the comparisons by month.  Check back monthly to find out if the trend continues.

Welcome to the year 2012!  I am calling a Seller's market in Covington WA.  It's all about supply and demand with any type of product and a house is no different.  Currently in Covington there are 82 homes on the market, 10 homes pending their inspection and 28 homes that are pending having already had their inspections.  These 28 homes will most likely close and ownership transfer in the next 30-90 days.
