Every blog has it's origin. An experience, a thought, a hope. This blog originated out of a request from my Managing Broker to give a testimonial to a new product my office is trying. We are trying new products and ideas to overcome and excel in this difficult market. We are looking for new ideas to overcome old ideas like feature sheets. Last week I received a call from a prospect that drove by a home in Canton, Michigan and saw my companies sign. This caller Googled my company and found me listed at the top (which is the good news). He called me wanting information about the home, which I provided. About half way through our conversation he asked, "are you the listing agent?" I answered him by explaining that my office was the listing office, but I was not the listing agent.

OK.. I know this is a Buyers Market, but this does not mean that Sellers need to be abused! If you make an appointment, please keep it or call ahead to cancel it. If you open a door, please close it. Especially to the unheated garage. My sellers do not like to come home to a furnace that has been running for 4 hours heating the garage. If you turn on a light, please turn it off. when a deal goes bad..it goes real bad.
I recently had an email from a Buyer that had placed an offer and deposit (Earnest Money Deposit) on a nice home in Canton, MI. His e-mail read something like this  (names and facts have been changed to protect everyone):

"I have been thinking about it and I no longer want to buy 2697 Grandale. Please let me know what I have to do to get my deposit back".
 
The question basically was: How can I get my EMD back?

The Wall Street Journal, CNBC, Fox News, Bloomberg Business are all reporting that interest rates will be on the rise in the coming months and my buyers are listening!

I received a frantic call from one of my Buyers that they wanted to escalate their home search because of fear of rising interest rates.
