market conditions: Strange Weather, Strange Real Estate Market! - 04/26/12 12:35 AM
The amount of Canton Michigan Homes for sale on the market continues to be low. The most common conversation and questions that I am having with my Buyers is, "Aren't there any more houses to look at?" We find ourselves in an overbalanced market with more Buyers than Sellers. Just as strange as the weather we have had recently, is this strange  real estate market that is unbalanced yet not a sellers market. Buggy whips, VCR's, Newspapers, Magazines, And now real estate franchises? 
I have had several conversations with real estate franchise owners over the past several months about whether we are seeing the national real estate franchises on their way to becoming extinct. We have seen many, many franchise offices close in this dismal market period. In contrast, there have been many start-up Brokerages that have found a foothold in this market.  
In addition to the very difficult market conditions, I think there are several major market trends that will spell troubled times for the national real estate franchises:

Glengarry in Canton Township MI is a single family sub that was developed by Pulte from 1991 - 1996.  
Year to date there have been 17 homes sold. The sale prices have ranged from 219,000 - 290,000, with an average sale price of $263,082 with an average days on market of 42 days.

market conditions: Can I show your listing NOW! - 10/29/10 02:20 AM
The latest statistics that have come from the local MLS show that 50% of all sales are REO and Short Sale. This has been the case in the Metro-Detroit market for the past several years. I know other markets around the country have just recently joined our misery party, welcome to it. One of the effects that I have observed, out of the many, is that this has drastically changed the mind set of the Buyers.
With the dominance of REO and Short Sales, this has cemented the idea that all homes are vacant and should have immediate access. All REO's, … (0 comments)

market conditions: Smoke is causing FIRE - 10/18/10 02:31 PM
As the media discusses whether or not there should be a foreclosure moratorium, Rome is burning. Much has been made in the past couple of weeks about robo-signers, and the potential problems of foreclosure in some states. While there is some smoke that some banks have cut corners in the judicial process, there are no claims that I know of that the homes were wrongly foreclosed on for non-payment. The only claims I know of that have been made to date are whether or not the bank employee fully reviewed all documents before signing a court affidavit.
