The amount of Canton Michigan Homes for sale on the market continues to be low. The most common conversation and questions that I am having with my Buyers is, "Aren't there any more houses to look at?" We find ourselves in an overbalanced market with more Buyers than Sellers. Just as strange as the weather we have had recently, is this strange  real estate market that is unbalanced yet not a sellers market. Short Sales have become the new norm in this market, and Bank of America is a major player in this market. I was shocked to read that BOA is leading the way in Short Sale approval according to Bloomberg. I can honestly say that I have not experienced an easy or fast short sale approval with BOA. I hope that this report is accurate and that all lenders will follow an easier path to short sale approval.

Selling real estate is a contact sport. I have been on the receiving end of many sharp elbows. But if I am to be honest, I have thrown a few myself. Tired, frustrated, exasperated, irritated... I have many excuses. But, instead of coming up with an excuse I should have come up with an apology. Integrity is one of the most important attributes for me to protect. The Constitutionally mandated enumeration of every America citizen is complete and the details are starting to trickle out of their D.C. repository. Like with every census, there are winners and losers. The losers appear to be the industrial northern regions, which continue to lose populations. The winners... anywhere warm. The south continues to attract population.
What does this mean for real estate and our market? In Michigan, the trend of declining population will delay the recovery of home values. In the south and areas that have an attractional population, will have the ability to more quickly erode their housing inventory. … (1 comments)

I have been watching the new homicide show, Detroit 1-8-7 this Fall. I have been watching the show more because it is filmed in and around Detroit. The jury is still out for me whether I will keep the show on my Tivo list, but for now I am enjoying seeing Detroit weekly on the little screen.

I can tell within about 60 seconds of speaking to a Buyer, whether they have been listening to Real Estate investing gurus or watching TV news articles about how to buy foreclosed properties cheaply. I was surprised to find a warehouse full of gently used building materials from doors, windows, paint, toilets, sinks, to lighting. Next time you need to replace that door... stop by a ReStore and check out their supply.
