Even after more than a year in our frenzied market, home prices continue to soar, which is excellent news for those who own new and existing homes in our marketplace.
The Case-Shiller National Home Price Index measures the average home prices in major markets across the nation—they’ve tracked that home prices rose by 13.2% year over year as of March, which had the highest annual price growth rate in almost 16 years. According to the National Association of Realtors, the median sales price for existing homes increased by 19.1% in April to $341,000.

Selling your home soon?  How long will it take? Begin by asking your Seller Agent the marketing time of homes recently sold in your area. Look at prices, features and the financing offered. How does your home compare?
The average marketing time for those homes may then be applied to yours. This will be an "average" time for "average" homes at an "average" price. If your home is offered in above average condition at a below average price, it could take less time to sell.

GOING UP?  There's a lot of talk right now about the emerging energy crunch. Consider your reaction of fuel prices. When they escalate, you keep a closer eye on competing brands, don't you? You may switch from brand "T" to brand "A" or "E" as you notice one of them is 2 cents per gallon less. After all, each is a recognized brand, and all have the same octane rating.

You’ve just listed your home for sale.  You analyzed recent sale prices and terms, and priced your home accordingly.  You’re ready to watch your agent begin marketing and selling your home.  There’s nothing left for you to do . . . WRONG!
