seller tips: Are you ready to sell? - 02/19/13 09:47 PM
Once a "For Sale" sign goes up in a home-owner's yard, buyers assume the home is available for purchase. After all, the home has been listed, and the sign plainly says "For Sale." Are you ready to sell your home?  If the home is in excellent condition, at a fair market price, it can quickly attract the attention of serious buyers.  For that reason, informed sellers should be ready to accept the right offer when it comes along, possibly in the first week of the listing. The very best buyers, those motivated to make an immediate purchase, act quickly once they … (15 comments)

seller tips: Home Staging - What is it and do you need it as a seller? - 01/23/13 09:46 PM
There are lots of TV Shows that talk about Real Estate and many of them speak volumes and answer questions on Home Staging - What is it and do you need it as a seller?
Home Staging is not a new concept but it is still relatively unused in Central Pennsylvania, at least when there is a cost is involved.  People generally tell us that they don't have money to spend or don't want put any money into their home before they list it!  This is not a wise course of action (or shall we say "inaction") since "investing" in one of your … (7 comments)

seller tips: So - what time is it anyway? - 12/31/12 10:43 PM
Selling your home soon? How long to you think it will it take for your home to sell? What time is it anyway that your home will spend on the real estate market before it sells?  You should begin by asking your Seller Agent the marketing time of comparable homes that have recently sold in your area. Don't just look at the days it took the home to sell: look at prices, home features, condition of the home, and the financing offered.  How does your home compare?
The average marketing time for those homes may then be applied to yours. This will be an "average" … (7 comments)

seller tips: Are Magic Erasers - Magic? - 11/29/12 10:44 AM
I LOVE MAGIC ERASERS!  I feel like they are truly one of God's gifts to mankind!
Magic erasers are made from a form of melamine foam. Technically, it's a formaldehyde-melamine-sodium bisulfite copolymer foam made by the German company BASF. It was invented as an insulator and fire retardant. That it cleans like the dickens was a happy coincidence. Melamine is an extremely hard polymer and it's what gives things like Formica laminate its rigidity. However, when it's pumped full of air something interesting happens.

Despite the fact that the material itself is very hard, the tiny strands that make … (14 comments)

seller tips: What goes up.... - 11/18/12 03:35 AM
GOING UP?
There's a lot of talk right now about the energy crunch, gas prices and being "green".  Consider your reaction to fuel prices.  As they escalate, you keep a closer eye on competing brands, don't you?  You may switch from brand "T" to brand "A" or "E" because you notice one of them is 2 cents per gallon less.  After all, each is a recognized brand, and all have the same octane rating.
What's this got to do with selling your home?  Everything!  Buyers also comparison shop.  Interest rates are at a 30-year low making a home purchase attractive right now.  Nevertheless, with the economy … (6 comments)

seller tips: GO SHOPPING! - 10/28/12 07:21 AM
Have you ever thought about how you feel good browsing through a full-service department store?  Mannequins are impeccably dressed with the layered look. Belt buckles are polished brass, and pants are a perfect, tailored fit.  Colors are coordinated, and everyone in the "group" has a smile as they sit motionless in a casual setting.  The price of the outfts they are wearing is usually full retail.
Selling a home parallels that department store situation. You can take the discount store approach, offering your home "as-is" at below market prices, OR "merchandise" it properly, polish the "brass" and tailor fit the decor to attract a "full … (28 comments)

seller tips: Promises, Promises - Don't Under Promise & Over Deliver! - 08/23/12 11:35 AM
You know the old saying, “Under Promise and Over Deliver”!   One of my biggest pet peeves in Central Pennsylvania real estate real estate is when listings over-promise and under-deliver!   I can’t tell you how many times I have taken buyers into a property and they are sorely disappointed because the listing reads one way but the home shows in a very different way.  Let me show you what I mean. . .  What are some “over-promises”?
*         It says: remodeled kitchen . . . What you get: older kitchen cabinets that are simply painted
*        It says: half-bath . . . What you get: a toilet … (12 comments)

seller tips: SELL FIRST? - 02/04/12 07:00 AM
You own a fine home. You're happy there, but would like to buy a larger home in a new location. Should you buy that next home before or after your present home is sold? Consider the consequences of both situations.
It can be scary to sell your home first. What if you commit to a sale, then can't find a replacement? You'd have no place to go. What would you do?
The reverse may also seem risky. Imagine finding and buying the next home-without selling your present home. You'd own two homes at one time, with no assurances your current home … (7 comments)

seller tips: TELL ALL! - 01/04/12 10:28 AM
We're in the midst of the greatest explosion of information ever to occur. Through the print media, TV, and the internet, you can learn as much or as little as you care to. The details available border on creating brain gridlock.
If you plan to sell your home, be aware of the impact information can have on the satisfactory sale of your home. Home buyers today-especially those belonging to "generation X" and generation "Y" expect and rely on that information.
Gone are the days when a home was marketed by placing cards around the house saying "large family room" or "bright, sunny breakfast area". … (7 comments)

seller tips: A STITCH IN TIME! - 11/07/11 12:43 PM
Think back to the last time you purchased clothing. If you noticed a crooked seam sewn into a skirt or slacks, did you begin looking for other flaws? If a thread was hanging from a button, did you look at the other buttons too?
When buying a home, one small flaw may trigger suspicion that other unseen flaws exist. When the first impression is a silent doorbell, a smudged front door, and the odor of pets, buyers may suspect other parts of the home need attention too. Their inspection will be more meticulous, and the resulting offer (if there is one) … (12 comments)

seller tips: HAVE MANY FRIENDS! - 10/30/11 01:05 PM
Among your friends, one or more may be "in real estate".   That could create a dilemma when you decide to sell your present home. How would you decide which friend to represent you in the sale of your home?
You no doubt want to sell your home at the best possible price, in the least time and with a minimum of inconvenience. To accomplish each of those objectives, your home should be marked effectively from the beginning by a true professional.
If you choose one of your agent/friends, choose one who devotes full-time to real estate and has made a long-term … (10 comments)

seller tips: 9 Interior Fixes to Sell a Home Fast - 10/13/11 06:33 AM
Despite low interest rates and declining sale prices, there is still a lot of home inventory available. That means homeowners thinking about selling have to do whatever they can to set their homes apart from the others available.
Real estate experts call it "staging," or presenting the home in the best light so that potential buyers can envision themselves moving right in. Just a few changes here and there can position a home to sell faster than the competition.
 1. The nose knows. A house can be perfect inside and out, but if it smells bad, buyers will likely be put … (7 comments)

seller tips: HOW MUCH IS ENOUGH? - 10/11/11 07:17 AM
In the VERY distant past  (before my time!), real estate buyers and sellers were said to bargain in "good faith" or "in earnest". There was little need to write down the details of the agreement since, as they said then, "A man's word is his bond". Probably no money changed hands either until the sale was consummated.
Later, it became common practice for real estate agreements to be in writing. Buyers offered "earnest money", as a visible sign that the buyer intended to complete the sale. The amount was usually small, but its significance was great. Along with the written contract … (0 comments)

seller tips: Curb Appeal Starts Online - 10/10/11 09:36 AM
You home's first impression is important! 96% of all potential buyers use the internet as their primary method to check out homes they want to see.  85% of those online buyers will eliminate homes they want to see based on online impressions.  Your online curb appeal can make or break your home's chances of being sold!
Don't have animals or animal evidence (cages, dishes, food bags), dishes in the sink, toilet lids up, or clutter, etc. in your pictures.  Help your agent help you get your home noticed and appreciated!  Sometime you only have one chance to make a good impression and it … (4 comments)

seller tips: BE READY!! - 10/04/11 02:58 PM
Your home is for sale. You're excited and ready to sell, but what will you do when your agent brings you an "offer" from serious buyers?
Many sellers flinch at the word "offer" believing it means accepting a lower price. An offer is merely an instrument, signed by the buyers, stating the price and terms at which they are willing to purchase. The price could be the asking price, or one that is lower or higher than the asking price. Until accepted, it remains an offer, and is binding on no one. The buyer may withdraw the offer at any time … (4 comments)

seller tips: DON'T INVITE THE PUBLIC! - 10/04/11 01:26 PM
Selling your home? Here's an easy recipe for making your phone ring: place a "For Sale" sign in your yard and an ad in the newspaper. Take that advice and your telephone could ring early and often.
Unfortunately, the traffic jam of "buyers" created by ringing phones may have no relation whatsoever to the early sale of your home. Your sign and ad may simply have aroused the curiosity of the general public. You can verify that statement by qualifying prospects with personal questions about their financial position. Most will hang up or leave without answering your questions.
Those same financial questions, … (5 comments)
