I Found You On Rain Something
I found you on the Internet on rain something.  That is what one of my Stanislaus County Short Sale sellers told me recently.  She had sent me an email wanting information on doing a short sale.  We exchanged emails a couple of times before she called me.  I am always curious to find out how someone got my name, so I always ask.
What this person was referring to is ActiveRain. So you might be asking yourself, just what is ActiveRain?  Is it a weather channel, a site about people that like to dance in … (21 comments)

Stanislaus County Short Sale Agent And A DUI Check Point
On Saturday night while driving in Modesto Ca I noticed a sign warning of a DUI check point.  The check point was not on the street that I was driving down so I didn't go through it.  Not that I would have had any problem with that.  Here in Stanislaus county DUI Check points are common especially on long holiday weekends.
So on Monday night, the last day of the three day weekend I am again driving in Modesto and see that familiar sign warning of a DUI check point … (3 comments)

Stanislaus County Short Sales - Practice Makes....
I'm sure everyone has heard the term "Practice Makes Perfect".  I'm here to say that I don't agree with that statement.  I think it should be "Practice Makes Permanent".  Now I didn't come up with that on my own.  Years ago when I used to take Tae Kwon Do that is what my instructor used to say. (Thanks Jo)
What he meant by that was that just because you are practicing something it does not mean that you will become perfect at it.  In Tae Kwon Do we could practice a kick over … (3 comments)

Stanislaus County Short Sales - All Work And No Play - No Way!
What's the old saying about all work and no play?  Working Stanislaus County Short Sales can be stressful and frustrating at times.  As I write this post I have been on hold for nearly 10 minutes with one of the major banks.  I'm just trying to get an update on a short sale.   The music they play on hold doesn't help either.
Back to the all work and no play.  This past Friday I took the day off and with my girlfriend I headed over to Santa … (7 comments)

Turlock's Crane Park - Bringing Out The Kid In Me
Not only am I a Short Sale Specialist in Stanislaus County and the Town of Turlock but I have lived in the area all my life.  One of the great things about living in Turlock are all the parks in town.  The one that I remember the most from when I was a kid is Crane Park.   This park is located right across the street from Turlock High School.  Crane Park is one of the oldest parks in Turlock.  There are hundreds of large trees in the park including redwoods, eucalyptus, … (6 comments)

Stanislaus County - Close to Everything!
For as long as I can remember I have heard people say that living here in the Central Valley means we are close to everything.  When I was a young kid I thought " big deal".  People would say how nice it was to be close to culture, history, beautiful places and world class attractions.  I just didn't get it.
Now that I am (much) older I get it.  Living here in the Central Valley of California , we ARE close to everything.  Just a short drive away are some world famous destinations.  … (0 comments)

Stanislaus County Short Sales - No Negative Energy Allowed!
It happens to every agent at some point.  You have an offer on one of your listings.  You negotiate with the buyer and come to an agreement.  Everything looks good, now you are in escrow.   Things are moving along towards a successful sale.  Then you get that call.   The buyer can't complete the deal.  They no longer qualify for the loan, they lost their job, they just found something else, the list can go on and on.
Has this happened to me?  You bet it has!   Being a Stanislaus County Short … (0 comments)

Stanislaus County Short Sales - What your bank is going to want from you.

In order for your bank to approve a short sale on your home they will need some information from you.  The bank will want to know your financial situation and why you have to do a short sale.  I'm sure a lot of people are thinking that since they have tried to modify their loan that the bank must already have all of this information.  Unfortunately in MOST cases that's not true.  The modification department and the short sale department are two completely different animals.  … (3 comments)

Stanilaus County Short Sales - Thanks for the Memory!
I send out birthday cards and home anniversary cards to my past clients and friends and family.  I like to think that most of (if not all) of my former clients enjoyed working with me and would again someday.  I recently sent out a 1 year anniversary card to a young couple that used me as their agent when they bought their first home.   Every once in a while I will get an email or thank you note for doing this.  This time I got a little surprise.

Stanislaus County Short Sales - Recomends A Great Place To Shop Or Dine
Being a Stanislaus County Short Sale Specialist I am on the road a lot.  One of my favorite places to stop into for a quick bite to eat while in Modesto is at Greens Market.  Not only does Greens specialize in local organic and seasonal produce, but they have some great fresh baked goodies too.  They also have a selection of hot foods to eat there or take with you.
One of my favorites for a quick breakfast is the Onion Frittata Breakfast Wrap.  According to their website … (4 comments)

Music Programs Cut! -  Help Steve Miller Establish Music Schools in the U.S.
Last Sunday (7/31/11) I saw the Steve Miller band at the beautiful Ironstone Amphitheater in Murphys Ca.  Murphys is in the Sierra Nevada foothills east of Modesto.  This part of California has many wineries and is a great place for a day trip.  The reason for our visit this day was not to partake in wine (ok we still did) but to listen to some great rock and roll music. The weather couldn't have been better with temperatures in the upper 80's at show time.

Stanislaus County Short Sales - You listed it, Now What?
You have listed you home as a Stanislaus County Short Sale.  Now what?  Hopefully and most importantly you have listed you home with an experienced short sale agent.  An experienced Stanislaus County Short Sale agent like myself will have the systems in place to make your short sale go as smoothly as possible.
You home will have to be priced correctly.  If you price it too high then chances are that you will not get any offers to present to the bank for short sale approval.  Of course if you … (7 comments)

I think it might be time to clean out the garage, search the attic and maybe even check in the basement.  You never know what treasures you might have lurking around your house.  Forget Craislist and Ebay, take that stuff to the Antiques Roadshow!
This is one of those stories that you hear from time to time.  This gentleman has been collecting Rhino Horn Cups since the 70's.  Now I didn't even know that such a thing existed.  And I'm talking about both the Rhino Horn Cups … (2 comments)
