Is the Stanislaus County real estate market being driven by CASH BUYERS?
In just the last few days I have had two people say to me that "most buyers are cash buyers."  They were speaking about the real estate market here in Stanislaus County.  I have heard this theory many times in our current market.

A few days ago I was driving in my car and a commercial came on the radio. This commercial was from an internet lender and they were talking about all the great loan products they offer. They also mentioned how the real estate market is turning around and now is a great time to buy. Stanislaus County home buyer's try to find homes in a lot of different ways.  Some work some don't.  Some that might have worked last year might not work now. In case you haven't been paying attention the current Stanislaus County real estate market is a very hot seller's market.  Homes are being snapped up fast.  Multiple offers are the norm.

Why is it hard for Stanislaus County home buyers to get an accepted offer?   Interest rates are low and so are prices so why is the market so tough?   While there are many buyers eager to buy a home in Stanislaus County, unfortunately there just aren't enough homes for sale to meet the demand.

Since the "Bubble Burst" in late 2007 Stanislaus County along with San Joaquin and Merced Counties has been known as the Foreclosure Capital of the World.   Various publications and experts made that claim through out 2007, 2008 and 2009.   It wasn't unusual to see neighborhoods with several abandoned homes on a single street.

I've been a member here at ActiveRain for quite some time now.  I actually signed up way back on June 22,2006.  I just kind of lurked around for a while reading blogs and getting the feel for the place.  I didn't even do my first blog post until November 20,2007 over a year after signing up.  I didn't reach my first 100,000 points until sometime in June of 2011.  Yesterday, April 23,2012 I hit 200,000 points.   My goal was to reach that point by the end of April.

When I meet with people to list their homes they usually have some idea of what their home is worth.  Sometimes they are pretty close and other times they are way off.   I think it is very important to list your home at the RIGHT price from the START.  I have a very good example of why I think this is so important.

The sales numbers are in for Stanislaus County Sales for the month of August 2011. Sales of single family homes are up slightly this year and Distressed properties (Bank owned and Short Sales) are still dominating the market.

This past weekend, Memorial Day Weekend, I went to Lake Tahoe for a wedding.  This is another one of the great things about living here in Stanislaus County.   While Tahoe may not be a day trip (for me anyways) it is not too far away.  The drive from Stanislaus County is about 3 hours to Lake Tahoe.
