      <title>March 2016 Sales Update - The Jill Penman Group</title>
      <description>We’re heading into a new month so I’m eager to catch you up on JPG sales successes to date in 2016. Check out some recent closed and pending sales in 2016!  The first was a South Miami gem at 6475 SW 83rd St. Updated in 2004, this one-story residence with split floor plan appealed to families and businesses.  The large property has a separate guest cottage with bathroom and room for a pool. The benefit of a move in ready or new construction plot was on display which made for a smooth transaction. I also sold 3064 Blaine St. which is a beautiful new townhouse in the private Cocobreeze development within North Grove. The new construction with one car garage and prime location was quick to sell with my expertise as top townhouse sale producer. The next sale is within The Setting, the starchitect designed enclave in South Miami. Indigo House at 6490 SW 84th St. has all modern features and a commitment to celebrating the South Florida environment with indoor-outdoor flow. Listed for $1,899,000, this four bedroom estate was just recently completed and ready for brand new owners. And finally, 1041 Catalonia Ave. in Coral Gables charmed with the Biltmore adjacent location and significant Colonial architecture with recently designed front portico. Forest House at 6485 Snapper Creek Drive is another new construction contemporary with wow factor by Roney Mateu. I’m proud to have been part of every sale in that new development thus far. The final 4 are all in Coconut Grove, the luxury community where I live and work! I have pended a sale in the iconic Grove Towers at 2843 S. Bayshore Drive, 3900 Loquat Avenue which is a major property comprised of 3 platted lots by ironic architect Mark Hampton, 3266 Virginia Street in Ipanema Villas (a townhouse community where I am the top, record breaking sales agent by far), and 3174 Virginia Street which is a corner Villa in the boutique community of Orange Grove. In the past 6 months, there have been 17 transactions compared to 34 in the previous 6. This is a 50% slowdown in activity. However, in the last 6 months the average sold price was 7% higher. The average $ per sq. ft. growing by 1%. Exact figures show that in the last 6 months the average sold price was $4,341,324 and the average $ per sq. ft. was $668 in the single family home category. Waterfront condos in Coral Gables are also showing slower transaction activity. In the last 6 months, there were 14 transactions while in the previous 6 there were 23. This marks a -39% change. The average sold price however has grown 61%. In fact, in the last 6 months the average was $1,289,135. The average $ per sq. ft. was $530 in the last 6 months, marking a 20% rise from the previous 6.Currently, the average list price for Coral Gables waterfront homes is $5,092,000.       <description>I started the week off with a sale in North Coconut Grove. 3064 Blaine Street closed at $344/SF for the newer construction townhouse in the sought after Coco Breeze community. This was a complicated sale as the property is tenant occupied with a newborn baby. So between accommodating an infant’s schedule and accommodating the lease agreement which extended through Summer, I had to combat significant delays while scheduling walk throughs with prospective buyers. And in this transaction, my seller resides out of town year round and had to receive a few different third party approvals for the sale to even close with clear title. But with my experience as a top producer in this category and very strong working relationship with buyer’s agent Liz Perdigon who works on Riley Smith’s team at EWM, I was able to overcome hurdles and negotiate this sale smoothly.       <title>Miami New Year's Eve 2014</title>

The last day of 2013 is a day to reflect on the goals that were set a year ago and how we’ve exceeded those expectations. As we move full swing into 2014 and even higher goals and expectations, first things first…it’s time to celebrate!
What better city to party in than Miami on New Year’s Eve? There are a number of celebrations planned this evening:
The Bayfront Park Amphitheater, at 301 North Biscayne Blvd, is having a free event that features live performances by various bands and a countdown at midnight for the dropping of the Big Orange, followed by fireworks. It’s a great family outing if your kids are old enough to make it til midnight.
The city of Miami Beach also offers a free fireworks celebration at midnight on the beach near Ocean Drive and 8th Street.
There are also a number of great restaurants offering special menus for New Year’s Eve.  Many restaurants will be offering an upscale dining experience, live entertainment, champagne and more. Go by land or by sea to celebrate the New Year at Seasalt and Pepper Brasserie and Lounge located on the bank of the Miami River.
Or enjoy a spectacular steak dinner in Coral Gables at Ruth’s Chris Steak House or Fleming’s Steakhouse featuring an enticing prix fixe menu.
The New Year celebration will continue here in Coconut Grove on Saturday, Jan 4th from 6 to 8pm with “Ringing in the New Year” at The Barnacle Historic State Park.  The event features choir music with performances by St. Mary’s, Greater St. Paul AME and Macedonia Missionary Baptist church choruses under the stars at The Barnacle.

But Coconut Grove residents are understandably concerned about contaminated soil found at several city parks including Blanche Park.
In September it was discovered that soil at Blanche Park, 3045 Shipping Ave., was tested as part of a wider study into contamination from an old Miami incinerator and showed that the soil had lead, arsenic and other toxic substances at levels that exceed what is allowed by the county.
The City of Miami has started cleanup by digging up the contaminated soil, putting in clean soil and laying down asphalt. The County’s Environmental Chief, Wilbur Mayorga, has explained that paving the parking lot acts as a cap and ensures safety.
But in October residents remained skeptical after snapping a photo of a city worker at another contaminated park mowing the grass in a full protective suit and mask. State health workers have insisted that contaminated soil at Blanche Park does not pose a health risk to children or adults and the park remains open.
Merrie Christmas and Douglas parks are closed and residents are concerned about their children’s safety at Blanche Park.
Commissioner Marc Sarnoff says that the city is drafting a cleanup plan that will likely include the removal of two feet of tainted soil, replacing it with clean soil and installing a liner between the soil and new turf. Cleanup is expected to begin in February.
While the city is also considering the removal of contaminated soil at Merrie Christmas with plans for it to be reopened by June, Douglas Park will likely take much longer and involve more work, says Sarnoff.

Everyone in the Grove looks forward to the Poster Artist Contest because it’s a fun time of year when the whole block of Gifford from Oak to Day Avenues will be converted into one huge colorful art block party. Expect awesome works of art filled with color, delectable food, upbeat music and of course an opportunity to connect with your neighbors.
If you’re an artist, you can sell your artwork and crafts by setting up your own booth to share your talent with the community.
Every year, there are over 60 artists who exhibit at the Stroll which will take place in March. There will be also be plenty of good eats to enjoy and you want to be sure not to miss one the most popular things at the Gifford Lane Art Stroll – the Dave Collins’ green Cucumber Punch.
The poster art contest rules can be found on the Coconut Grove website and those interested in entering must submit their signed original works of art on or before December 31, 2013. The winners will be notified not later than January 31, 2014. All poster artists give The Gifford Lane Art Stroll permission to reproduce their artwork for purposes of advertising and marketing the Gifford Lane Art Stroll. All ownership and rights to the original images belong to the artist.
The Gifford Lane Art Stroll Poster Artist contest will get your creative juices flowing and for a good cause. The contest is a charitable event as artists and vendors who participate will donate 10% of sales to charities such as the St. Alban’s Child Enrichment Center.

Miamians are now able to shop for local, farm-fresh produce right here in our community at the Grove Green market located at 3496 Main Highway on Thursdays in the Coconut Grove Playhouse parking lot from 2 to 8pm.  Free parking is located at the Charles Avenue entrance.
Nick Bernal, of Seasons Farm Fresh, is a Grove resident who started the farmer’s market to serve as a link between the farmers and the community. “When you buy local, you not only provide sustainable produce for your family but you give back to these farms,” says Bernal. The Grove Green Market is 95% local and has active participation from real farmers.
It is a great place to buy farm-fresh produce, local honey, olive oils, spices, juices, grass-fed beef and more. There are about 40 vendors including Green Garden Organics, Urban Greenworks, Seasons Farm Fresh, Coconut Grove Farms, and Freakin Flamingo Jams.
Be sure not to miss the free jazz concert series on December 12th from 5 to 7pm featuring the highly acclaimed Arthur Barron Trio. They will be the first to perform at the new jazz concert series at the Grove Green Market sponsored by the Coconut Grove Business Improvement District and Seasons Farm Fresh.
There is also a good weekly Coconut Grove farmer’s market on Saturdays that features organic produce and prepared items, but now you no longer have to wait until Saturday to shop.  It’s nice to have an affordable, alternative for fresh choices during the week.
