business: What Does Monday, Jan 4th Hold? - 01/02/16 11:10 PM
Well, it is the first real working day of the new year. Lots of resolutions to keep or break. But while all that is true I also have an offer to get accepted; an offer on  HUD property to put to bed, a showing and a new listing to post. 
In early November I watched a video by Tom Ferry about how to have a great January. His comments in a nutshell we're start working now. It struck a chord and I followed his advice. Besides the above I currently have nine pendings closing in Jan and Feb. soon 11.

A few years ago I had a group of friends at my house one evening for dinner. Following dinner, and with a good bottle of wine, we sat at the table and discussed the good old USA until the wee hours.
What made this a little unusual is one person was from Germany, he and his family had escaped the East ahead of the Russian army then were DP's in the West until coming to the US in 1955. Over the last few years, face it we have been spoiled. Easy business and inflated markets and commissions allowed us to get sloppy. It seemed business was everywhere and everyone wanted a piece of the action. Now many agents are dropping out and others are worried about the future. Business appears to have dried up. Other than the "100 aker wood" how does Pooh Bear relate to Real Estate?
The other day I had finished a book titled "Juggling Elephants" (which I recommend for the busy agent... or those that plan to be) and was looking for something to read. I found a very old copy of Winnie the Pooh, by A. A. Milne. Doggeared, part of the spine chewed away by Maggie (a long haired Dachshund)... the back rearranged by Sadie (a super Sheltie now gone for about 5 years). and the rest often read by my daughter now 30 something...only 20-25 years ago. So you have decided that Real estate is the way for you. life style, hours, money etc. Hmmmm could be but you might want to look at your business plan.... or if you don't have one create one. Hmmmm since this is the count down to tax day and IRS and since this year I am paying more in taxes than I have ever done before I thought a few minutes to reflect on why my current profession would make it all go down easier.

I track my source of leads. Logging each...referrals, sign calls, floor calls, internet, etc. Partly from curiosity and partly from wanting to concentrate my advertising dollars where they do the most good.
In my case I find (as I am sure many others do) I spend the largest percentage of $$ (about 52%) on print advertising which garners about 11% of my leads (rephrase that... of my closings). My inclination is to cut the 52% back to about 15%. I think some advertising is necessary for a "presence" and some may actually result in other leads...
