Listed three homes and had three offers accepted. And that was in a 6 day week! The market is good! Not crazy good but good. My opinion is the market has slowed a little but that is mostly in response to being overheated and it needed to calm a little. Further more sellers are coming into the market giving more selection to buyers and now not every deal is multiple offers and there is choice. Negotiating is an art. It is also the way we make our livings. But how many really negotiate? In fact with the last few years negotiating has almost gone the way of the DoDo. So Id like to discuss, from a buyers perspective, a few ways to get your price and what should be done.

The WR weekly bulletin is just out and they quote some interesting stats from California relative to Internet and Real Estate.  Here are a few (from 2006 survey):
  92% of internet buyers found their agent on a web site; 63% tthrough a search engine.
  In 2000 28% said they used the internet as an important part of home buying in 2006 70%
  Internet buyers spent an average of 2.2 weeks searching with an agent. Tradational buyers 7.7 weeks
  Number of agents internet buyers interviewed on the median 1 traditional 3
Plus a whole lot of other data that is interesting.
