As Yogi Berra says, you can see an awful lot by watching. And as a broker who oversees 20+ agents, 50+ listings and who still works in the field with select buyers, I do see both sides of an issue that sellers often bring up in the discussion of listing and selling their house.

bad showings: Buyers Draw Conclusions About How Sellers Live - 06/26/11 03:52 PM
Interesting day of showing homes to a buyer client. 
Of the 5 homes we saw, 3 were an instant "NO." And they all had something in common: Poor upkeep and, shall we say, optimistic asking prices. 
Home #1: Lots of updating was needed, but the deal killer was, if you can believe it, drop ceilings in two rooms on the first floor. Sadly, a 3rd room gave the reason- there was water damage at one point which was never completely repaired. It wouldn't take a 2nd mortgage to fix this, just a long weekend and maybe -maybe- as much as $2,000. … (44 comments)

Here is my feedback on my showing of your listing.  Please instruct the sellers of <address> that selling a $675,000 house is far easier when more is done to restrain a rather powerful looking (and sounding) German Shepherd than having a little girl hold a breezeway door ajar while the dog barks it's ass off at us. I say this as a dog lover and the owner of a German Shepherd myself.
