homes in central mass: Homes in Central Mass - What does it cost to live in Massachusetts? - 03/22/13 04:28 AM

What does it cost to live in MetroWest Mass?
If the attached article is correct, not as much as you might think.  According to this article from the Northborough Patch, a family of four (two adults, a preschool age child, and another school-aged child) would need to earn $74,000 to make ends meet without public, or private assistance.
Personally, I'm pretty sure that the authors of this article do not know my daughters, or these numbers would be skewed higher, and I live in Northborough, MA, which, according to the article, requires an income of only $64,728 to meet its … (0 comments)

To Active Rain Users:

How has blogging helped your business?
Has the tool created leads from buyers and sellers?
Have you seen a niticeable difference in the number of leads since you started blogging?

In my opinion, ActiveRain has been a good place to learn from other realtors.  I've heard that many relationships have resulted from realtors networking on ActiveRain, and referrals have become commonplace.  Has anyone had this experience?

homes in central mass: Westborough Mass Real Estate - Low inventories driving up home prices - 03/14/13 05:08 AM
Are statistics really necessary for people to see that real estate inventories in Westborough, Northborough, Southborough, and Shrewsbury, are pretty low right now?
All anyone has to do is drive through Westborough, MA, and look for real estate signs.  They're hard to find.  Given this, it should be no surprise that home prices are up in the Metrowest community over the same period a year ago.
Sales prices still have room to grow to get back to pre-recession levels, but the combination of low inventories and the trend toward higher prices, leads me to believe that it will be … (0 comments)

homes in central mass: Central Massachusetts Real Estate - Home Selling Requires Strategy - 03/06/13 06:10 AM
Want to sell your home in Central Massachusetts?  Develop a good strategy.  Agents are almost always better than homeowners at this process because they live, sleep, and breathe real estate.  Uncle Harry may claim to know everything about selling real estate, but what worked in 1975, does not typically work well today.  Interview an agent, and if you feel that you can trust him/her, hire that person.
Here are a few other things to do for those who want to sell their homes quickly:
Listen to your agent.  If he/she recommends hiring a professional cleaner, it's because they want your … (0 comments)

homes in central mass: MetroWest Mass Real Estate - Shrewsbury Real Estate taxes pretty low - 03/05/13 05:28 AM

Attached is a link to a letter, written by Amy Coskie of Shrewsbury, to the editor of the Community Advocate.  In the letter, Coskie endorses a proposition 2 and 1/2 override that would allow Shrewsbury, MA real estate taxes to go up.  The writer says that the schools are running with deficits, and the police and fire departments, are understaffed.
Coskie also argues that the taxes in Shrewsbury are relatively low compared to surrounding communities, and  data from the Massachusetts Department of revenue backs the writer's claims.  Here are the 2013 residential property tax rates for Shrewsbury, MA real … (0 comments)

homes in central mass: Spam filtering gone too far - 02/26/13 12:11 AM

Spam filters, in general, are good tools for business owners.  In many cases, they effectively keep people from receiving unsolicited and unwanted emails. As a result, many business owners are then free to spend their time reading emails they want to get instead of wasting time opening junk emails.  The definition of spam, however, is evolving.  Originally, the Cialis, Viagra, and Nigerian prize offers that were spam kings.  Today, spam is not limited to unsolicited email. The social networks have fallen victim to many of these unscrupulous marketers.
I personally get several unsolicited Twitter Direct Messages each day marketing … (2 comments)

homes in central mass: Four tips for home sellers - 02/13/13 01:04 AM

Looking to sell your home?  Here are a few things to think about when choosing a real estate agent to sell your home.
Trust. Personally, I wouldn't hire someone who reached me via "cold calling."  If someone has to do cold calling to make a living, how good can he/she be?.  Find someone you know, or who is connected to people you know, and trust.  Sellers are more likely to get the results they want when they can feel confident in their agent.
Strategy.  Before hiring an agent to list your home, ask him/her about the plan they … (2 comments)
