homes in central mass john kreiss: Ways to Improve Your Credit Score - 06/03/13 10:27 PM

Call me at (508) 826-6920 for information on this property in Holden, Mass.

Those about to start house hunting should check their credit score before things get too serious. There is nothing quite as frightening in the mortgage process as learning that your credit report contains a late payment or other blemishes that can prevent you from buying a property.

The higher your credit score, the better your chances are of financing a home. A credit score of at least 620 will give consumers a fighting chance to secure a home loan; 720 should qualify in … (0 comments)

homes in central mass john kreiss: Drive Traffic to Your Web Site - 04/18/13 11:56 PM

Who wants their website to show up first whenever someone does a Google search for their product or service?
My guess is pretty much every business that has an online presence.  Even real estate agents want to be towards the top, which is why many of us blog on Active Rain.  We all want 'Google Jucie."
Nobody outside of Google knows for "sure" exactly how web sites get ranked when a consumer uses a search engine.  There are, however, two keys to getting a web site the best chances to get high "Search Engine" rankings.

homes in central mass john kreiss: Where to go in Northborough, Mass - 03/30/13 09:27 PM

Last night, my wife and I went to Bistro Limoncello's restaurant on West Main Street in  Northborough, MA.  We've been married for almost 18 years, and try to have a date night once a week.  It's also a good excuse to get a break from the kids once in a while.
Anyway, this establishment has become a favorite of mine over the last couple of years.  The food is good, and so is the ambience.  I especially enjoy the live entertainment on Saturday nights.  Last night, the restaurant featured a young man singing the best of Frank Sinatra tunes.  If you're … (2 comments)

homes in central mass john kreiss: Why does floor time still exist? - 02/27/13 11:32 PM
While there are many successful real estate agents who were able to start their careers using floor time to generate leads, does it make sense today given the advancements we've seen in technology?
Perhaps many people used to call the main office prior to the Internet age, but fewer people take that route today.  In my opinion, consumers, today, go online, identify homes they want to consider, and then contact the real estate agent directly.   And if that's the case, is floor time still an excellent opportunity for new agents to develop leads, or is it simply a way for … (10 comments)

homes in central mass john kreiss: Protect Your Home from Burglars - 02/24/13 05:41 AM

Recently, there have been a number of break-ins in Central Massachusetts.  Last week alone, there was a break-in that happened very close to my home.  The police found a drunk man from Westborough in this house, and the guy claims that he had mistaken the home for one of his friend's.
Personally, I find this guy's story hard to believe.  The home in question is more than 10,000 square feet in size, and there just aren't that many homes like it in Northborough.
Anyway, I thought that some of my neighbors might be interested in the attached article, Protecting Your … (0 comments)

homes in central mass john kreiss: Four things to consider when hiring an agent to sell your home - 02/21/13 10:34 PM

Before choosing a realtor to list your home, ask him/her how they plan to market your home?  Marketing plans may vary, and a number of tools can be used effectively.  The more important point of this question is whether the agent has a game plan.  If he/she can't clearly commuicate how they're going to attract buyers, find an agent who can.
Here are some things to consider:
Confidence:  If the prospective listing agent can't confidently communicate how they plan to market the seller's home, how can the seller feel confident about the agent?
Technology:  Does the agent mention the … (1 comments)

homes in central mass john kreiss: Pay Per Click No More - 02/19/13 03:10 AM

Want to sell a home?
Pay per click advertising is not a good option in many cases.  Back in 2003, I loved pay per click advertising. It drove a lot of traffic to my web site.  Unfortunately, it became more expensive each year, and organic listings (the free section of search engines like Google) have always generated me a lot more traffic than paid advertising.
If you're going to use pay per click, then think about what benefit the prospect will get when they click to your site like, "2012 Metrowest Mass real estate sales report" or "central mass foreclosure … (3 comments)

homes in central mass john kreiss: How to Become a Million Dollar Real Estate Agent.... - 02/15/13 02:13 AM

I recently read, How to Become a Million Dollar Real Estate Agent in Your First Year, and was quite disappointed.  While I have no doubt that Susan Smith Alvis was a very productive agent, I wasn't surprised, whitle reading the book, that Alvis left real estate career.  Frankly, I'm surprised she lasted as long as she did.  Implement many of her methods, and most people would burn out quickly.
Alvis advocates a lot of what I call "old marketing" techniques including cold calling i.e. telemarketing, and door knocking.  She also seems to advocate shoving  as many fliers ,and unsolicited, … (3 comments)
