A Happy Mother's Day to Me- Paulino Gardens Denver Colorado
Well, Mother's Day is shifting to evening time and I've had a pretty good one.  Went to Paulino Gardens with my family and bought some veggies.  I can't believe that it is planting time here already!
My Summer Resolution is to nurture my garden so that it produces the salad that I have planted.  Tomatoes, cauliflower, carrots, beets, lettuce, peppers and radishes are down, as well as watermelon and honeydew!
Last year I got a little neglectful and many of my veggies were taken over by critters.  This summer, I vow … (10 comments)

Google U: A Little Keyword Help
I am not an internet Guru, nor do I play one on TV.  That is why I get so excited when I learn an easy trick that I can share!
My RE Coach shared a little trick with me the other day that has my head spinning.  No more guessing whether the keywords I have chosen are relevant to anyone besides me.  (The answer is that they sometimes aren't.  Gulp.)  I had heard of Google Adwords before and pay-per-click and Analytics and blahblahblah....  (Oh, sorry, I went to my happy place for a minute. … (15 comments)

diary of a realtor: My Momma Told Me: Lessons Learned from Mom- sometimes in spite of myself. - 05/06/11 10:37 AM

My Momma Told Me:  Lessons Learned from Mom- sometimes in spite of myself...
With Mother’s Day right around the corner, I have been thinking about some of the things I’ve gleaned from my Mom’s wisdom.  This has been hitting me especially hard as my own daughter rapidly approaches teenager-hood.  I could swear I never challenged my mom like my darling daughter does me…. But I guess that’s another post…
Now, I know that my Momma took her role seriously, but I am also certain that she didn’t even realize the lessons she was teaching a lot of the time.  (I … (9 comments)

Three Things I'm Thankful for This Thursday

It seems like every single day comes a little faster.  When I open my eyes in the morning and look at the day ahead, every thing is spread out before me and the possibilities are endless.  Then I blink my eyes and it's dinner time!

Here in Colorado, we have had a bear of a spring.  (Granted, we haven't had one of those snowstorms that buries us, but it has been known to snow as late as June around here!)  It has been rainy and windy too many days to count. … (14 comments)

Shhhh!  It's a Secret: When in doubt UNFOLLOW!
I am a Twitter fan.  That won't surprise those of my AR friends that have looked at my blog for awhile.  It does tend to surprise a lot of people I meet, however.
A lot of people don't "get it."  That's ok.  They don't need to.  For me it's just another avenue of communication, a way to market myself and further differentiate myself during those inevitable times when I get "Googled".
But I do need to caution Twitter Newbies....  You do not "have to" keep someone on your Twitter Roll.  When … (7 comments)

3 FREE Fixes For Selling Your Home, by Jennifer Prestwich- your Belle Creek and Dunes Park REALTOR®

Spring is in the air, and home owners are shaking off the cold.  A spirit of rebirth is in the air with the grass greening up and flowers blooming!

Inevitably, some home owners start thinking it’s time for a change.  It might be time to think about a larger or smaller home, a new school district or job opportunity.

Today’s market is still heavily skewed toward buyers.  How do you make sure your home stands out without spending an … (8 comments)

My Top 3: Running with Jennifer Prestwich Your Belle Creek and Dunes Park REALTOR
Just this morning, Parade Magazine (supplement to the Denver Post) published its America by the Numbers article.  Guess who was right smack there in the first part of the article?  Colorado!
Seems Coloradans enjoy 2 of the top distinctions:  Skinniest State, and Top for Physical Activity.  In honor of these distinctive awards, here are 3 of my favorite outdoor fitness endeavors.
1. Adams County Regional Park Trails.  I positively love running.  It can be done anywhere, alone or with a group, and-aside from the shoes- it … (4 comments)

diary of a realtor: Something Shiny - 04/14/11 05:33 AM
Something Shiny....
My husband and I have a very secret code word for when we get distracted.  Now, it is a secret, so don't tell anyone... it's "something shiny".
You have all experienced it before, but you may not have recognized it.  It is especially present in children, though we never outgrow it.  I will explain it to you- though you may have caught on already.
The interesting thing about "something shiny" is that it is not the same for everyone.  There are systems, products, courses, designations, and a whole ream of other stuff that can be extremely useful for … (45 comments)

Who Are the People In Your Neighborhood? Twins!
You know what they say.... there must be something in the water....
It seems that Belle Creek in Henderson, CO, is experiencing a bit of a baby boom.  The ebb and flow of family creation will naturally include twins from time to time.  But in a neighborhood of roughly 300 homes, 3 sets born within 6 months of one another seems like the plot of a sitcom!
I just love getting to know my neighbors better.  It helps me to understand the needs of my real estate clients and it brings our community … (11 comments)

It Depends How Badly You Want to Sell Your House

There comes a time in every listing where we have to get down to the details.  I was sitting with a couple recently and I asked them the typical questions regarding showing instructions:
"Would you like the showing service to call ahead of time to set the appointment, or would you just like a courtesy call?"  Now, luckily for me, this couple gets it.  But not every seller does.  Based on the number of posts I've seen lately, it seems that 24 hours to show has been a regular occurrence … (11 comments)

Need and the Perils of Over-Pricing
I sat at the kitchen table with my client.  We had been in contact over the last several months as he fixed up the home that renters hadn't cared to keep up.  They had, indeed let the dogs use the floors instead of going outside, and smoked like chimneys in the home.  He restored it better than new.
It was truly a labor of love for him, rebuilding window boxes, painting, re-doing the kitchen, adding brand new carpet throughout.  The results were spectacular.  Any buyer would be proud to purchase it.
We poured over the … (18 comments)

diary of a realtor: This Week in Belle Creek- by Jennifer Prestwich your Belle Creek and Dunes Park REALTOR® - 02/25/11 04:43 AM
It has been an exciting time for Belle Creek Real Estate.  We are currently experiencing a marked low in existing inventory, and homes are being scooped up fast.
The stats:
There are currently 3  existing homes available for purchase. There are 3 homes under contract.  The average time on market was 97 days until it went under contract.  2 of those listings went under contract in under 33 days! There were 2 homes that closed sale in the past week.  The average time on market for these was 16 days. Oakwood homes also saw its first closing this month.  With 3 more homes … (4 comments)

diary of a realtor: Facebook Follies- To Friend or Unfriend? - 02/24/11 03:35 AM
I've been bombarded by articles about the Real Estate biz and Facebook lately.  The question seems to be: to Friend or Unfriend?

Never mind the grammatical guffaws and heart palpitations that even writing this sentence gives me.  When did "friend" become a verb?  When did "unfriend" become a word??  But I digress...
The first article came from Inman news and was sent as a reference from my managing broker.  Bernice Ross addresses not only the violations that can occur if you post ads or open house announcements in the "wrong" place (you may only post them on fan pages, business … (62 comments)

diary of a realtor: Wordless Wednesday.... - 02/09/11 11:30 AM
(Well, I guess I am never entirely wordless, am I...?)
Yesterday was another deep freeze replete with ice and snow!  I took the DaisyDog out for a cross country ski on the frozen tundra that was the Adams County Park.
I caught a couple of neat shots with the ol' Droid phone, but this one was the best.  Enjoy!

Bundle up out there, it's been a chilly few days!

diary of a realtor: Philosophical Phriday (or is it Filosophical Friday...?) - 02/04/11 06:10 AM
Two monks were walking along in a meadow.  They were both held to a vow of silence and a vow never to have physical contact with the opposite sex.
They came upon a stream where there was a young maiden.  "Excuse me, sir," she called.  "Would you be so kind as to carry me across the stream?  I need to get to the other side but I do not want to soak my hem."
"Certainly," said the one.  He picked her up and carried her across.  She thanked him and continued on her way.  The two monks continued on their way.

diary of a realtor: What is Your Favorite Way to Market on the Internet? A discussion - 02/02/11 10:53 AM
I spent the morning in a mastermind session for REALTORS.  It was hosted by my managing broker Lon Welsh, and he wanted to get a bunch of us together who are either leveraging the internet in a pretty big way, or who would like to have a bigger internet presence.

He tapped me as someone who is starting to get a lot more traffic and notice on the internet so that I would share my ideas.

Now don't get me wrong- I am not an "expert" like some are.  I just seem to have found a way to … (12 comments)

diary of a realtor: How's the Market? Factors to Consider by Jennifer Prestwich your Belle Creek and Dunes Park REALTOR® - 02/01/11 02:58 AM
I am often asked "How's the Market?" While this is an easy question to ask, the answer isn't always simple. There are several factors to consider when examining how your market is faring. These include Days on Market, Price Per Square Foot and Number of Homes Sold. Watch the video to learn more about how to compare the data in your market! … (8 comments)

diary of a realtor: Baby, It's Cold Outside! - 01/31/11 09:26 AM
It had to happen sooner or later, but for some reason, I wasn't expecting it today.  Not when we had 65 degree temps just last week!
When I woke up this morning, the temp was around 20 degrees.  That was our high temp- it soon started to drop and snow.  The snow began with mist and rain that soon froze into a sheet of ice on the roads.  That has since been covered with snow that has continued to cover our roads and walks.
Tomorrow's high is set for 0.  Yes, that's "zero".  Think I'm gonna get under some blankets with … (13 comments)
