In the Brandywine Valley region (SE PA & Northern DE) there used to be “seasons” for selling real estate. Spring market began after Super Bowl Sunday and closings took place before the school year began. Second was fall market, when sales were strong in September-October with buyers who did not have children in school. Even January was specific month to corporate relocations, when companies transferred employees to new work sites. Delaware County Daily times reports that an amzing grown of 73.5 percent in Concord Township, Delaware County, over the last 10 years. According to the U.S. Census Bureau, most of the growth is coming from te 55+ crowd with developements such as Maris Grove and Fox Fields, Delaware County as a whole grew 1.3 percent, from 551,974 to 558,979. No other Delaware County municipality came close to Concord in growth, and other communities also saw inceases. Bethel Township's population grew 36.9 percent to 8,791. Chester Township, on the other hand, lost 16.9 percent of its population.

Delaware County's largest township , Upper Darby, has announced a fee increase for rental landlords and the outrage can be heard loud and clear. More than a dozen landowners who have rental units incame to the Upper Darby Council meeting last week to express their dissatisfaction at the Jan. 19, council meeting where Ordinance 2992, calling for changes to the township real property maintenance code, was approved. The new ordinance increases annual licensing fees - in some cases doubling the fees paid in previous years. For a single-family dwelling, the license fee increased 100% from $65 to $130. I've always considered Chadds Ford, PA more a state of mind that an actual place, but Chadds Ford is where I live and help people buy and sell homes, so it has to have a few particulars. Technically, the smallcross roads of a town is next to the Brandywine River (which runs the color of brandywijn as the Dutch called it) , is in Delaware County, Pennsylvania, one of the 5 major counties surrounding Philadelphia.
