jrooseveltkwcom: Low home prices combined with low interest rates make this the best time in years to become a real-estate investor - Janice Roosevelt, Keller Williams Real Estate, PA & DE - 05/02/11 07:54 AM
Low home prices combined with low interest rates make this the best time in years to become a real-estate investor. Since not all investment properties are the same, you need to figure out what is comfortable for you.  The best news is that making a decision on what kind of property is right for you is much less emotional than buying your own residence.
Are you okay with becoming a landlord or would you rather fix up and resell property? Are you interested in a mult-unit building?  Commercial?  Apartment building?  Buying developable land?
In this market, starting out with residential housing … (6 comments)

jrooseveltkwcom: Homework for first-time homebuyers - Janice Roosevelt - Keller Williams, PA & DE - 05/02/11 07:26 AM
I love working with first-time home buyers, and our work together is most successful when they do some work first. it is essential for them to begin the process by carefully assessing their values, wants, and needs-both for the short and for the long term. This is a critical step since consultation sessions normally start with the buyers' values. Afterward, buyers can explore their wants and needs, and once defined, determine actual criteria.
A recent study shows how important the following home-buying factors were to buyers:
1. List Price: 72%
2. Location: 69%
3. Neighborhood: 55%
4. Floor Plan: 37%
5. Square … (0 comments)

jrooseveltkwcom: Why selling a home or investment property could make sense NOW! Janice Roosevelt- Keller Williams Real Estate, PA & DE - 04/21/11 07:37 AM
Recently, an investor asked me if it was too late in the "Spring House Buying Season" to put their twin on the market. Conventional wisdom among realtors in our region in southeastern Pennsylvania and northern Delaware dictated that you wait til AFTER Super Bowl (especially if the Eagles were playing) til you listed.
That notion, along with many others about how the real estate market works, has been thrown out the window. Here's why.
Buyers are out early, especially GEN X, those between 31-45, and they are ready to pounce. (see previous blog post)
Buyers are ready for the right … (2 comments)

jrooseveltkwcom: Design matters both to GEN Xers and Baby Boomers when it comes to buying homes - Janice Roosevelt, Keller Williams, PA & DE - 04/21/11 03:22 AM
Who will "right size"  the housing recovery? Gen X, those between 31 and 45 say a report for the National ASsociatio of Home Builders (www.nahb.org). They currently represent 32% of the  potential home buying market. Not only do GEN Xers  think it's a good time to leap off the fence, they want particular design features.
This  contrasts Baby Boomers, many of whom are waiting things out a few more years, waiting to retire and are looking to downsize. Yet, they too, are particular about what they want in design.
I can personally attest to that as I am working with two … (2 comments)

jrooseveltkwcom: Spring blooms along the Brandywine Janice Roosevelt, Keller Williams Real Estate, PA & DE - 04/16/11 10:15 AM
I love  native Spring flora in the Brandywine Valley - more subtle than showy, they last longer than daffodils or crocus,
Spring starts with  Bloodroot (Sanguinaria canadensis),  Buds bloom into white, star-like flowers which open only on sunny days (so don't go looking for them along side a country road today).
The roots contain an orange-red sap, once used as an insect repellent, sore throat remedy, cough syrup and red dye.
Right now, the Marsh Marigolds are spreading alongside river banks and roads. They grow in clumps and spread like a carpet of green and gold.
In April and into May, the Virginia Bluebell (Mertensia … (12 comments)

Using the theme of  Girl's Night Out, she is drawing sell-out crowds to the different yoga centers where she teaches in Chester county.
Parents seem to love this healthy activity for their daughters as it teaches them about taking care of body , mind and spirit, collectively and individually.

jrooseveltkwcom: What is the best day of the month to close on a house purchase, and other questions answered? Janice Roosevelt, Keller Williams Real Estate, PA & DE - 04/11/11 02:41 AM
The answer, generally, is later in the month if you are getting a mortgage. The lender begins charging you interest from the day they release funds to you. So, the later in the month, the fewer the days. that can be a good thing!
This is why title companies and real estate attorneys are often so busy at the end of the month.
Other questions I get, include; What is a closing date in a real estate purchase?
This is the projected target date when ownership will transfer, agreed upon in writing in the contract, by both buyer and seller.
It can … (6 comments)

jrooseveltkwcom: Eat Your Sweet Potatoes! Janice Roosevelt, Keller Williams Real Estate, PA & DE - 04/07/11 01:05 AM
A  Walnut looks like a little brain, a left and right hemisphere, upper cerebrums and lower cerebellums.  Even the wrinkles or folds on  the nut are just like the neo-cortex. We now know walnuts help develop more than three (3) dozen  neuron-transmitters for brain function.
A  sliced Carrot looks like the human eye. The  pupil, iris and radiating lines look just like the human eye... And YES, science now shows carrots  greatly enhance blood flow to and function of the  eyes.
