The Downingtown Area School District's preliminary budget, which includes a 2.35 percent tax increase, has been approved. The budget, originally proposed with a 2.5 percent tax increase, states that all salary increases will be eliminated, with the exception of a 4.25 percent increase for the teamsters union employees, which was previously agreed upon in their contracts. The budget also proposes participation fees, in response to parents' and students' comments during April's board meeting. The budget also proposes $75 parking fees for high school students who drive themselves to school.

There's simply something so enjoyable about walking the streets, getting a Michocana ice cream, stopping in the Library or checking out the latest fashions in the myriad stores.
A recent news article in the Chester County Press points out that the population has frown 15% in the last 10 years and the average house price dramatically increased from $118,000 to $215,000.  There's been an increase of … (5 comments)

Housewives of the Main Line Casting Call(It's not just a rumor!)

Personify Productions is currently casting housewives that live on the Main Line (Gladwyne, Bryn Mawr, Wayne, Devon etc.) for a potential Television Pilot. They want Philadelphia residents if personality is dynamite and you run in the same social circles as the Main Line.
(Can you imagine? The old guard must be turning in their graves! Nothing is mentioned about riding to the hounds or country homes so don't worry about how you look in a pair of riding pants)
Who do they want? Charismatic, outgoing, candid and self-confident with strong fashion sense … (11 comments)

pennsylvania: Pennsylvania's Delaware County - REAL ESTATE NEWS - Janice Roosevelt, Keller Williams Real Estate, PA & DE - 02/25/11 11:42 PM
Delaware County's largest township , Upper Darby, has announced a fee increase for rental landlords and the outrage can be heard loud and clear.
More than a dozen landowners who have rental units incame to the Upper Darby Council meeting last week to express their dissatisfaction at the Jan. 19, council  meeting where  Ordinance 2992, calling for changes to the township real property maintenance code, was approved.
The new ordinance increases annual licensing fees - in some cases doubling the fees paid in previous years. For a single-family dwelling, the license fee increased 100% from $65 to $130. For a two-family dwelling, license … (5 comments)

pennsylvania: Selling a House in the Kennett Area School District? Janice Roosevelt, Keller Williams Real Estate, PA & DE - 02/02/11 12:53 AM
While researching information for a buyer looking to purchase in Pensnylvania's Kennett Conslolidated School District, I ran some specific numbers to document when most realters understand intuitively. the statistics aso underscore the common perception that the longer a house sits on the market, the less the purchase price.
For single family homes, if the house is on the market more than 100 days, it will net 2% less.
Important reminder to price it right the first time!   jroosevelt@kw.com

Hopefully the majority of electricity users in the PECO area, in and around Philadelphia are up to speed on deregulation of pricing. If you don't make a choice, then by default you will be paying one of the higest rates. PECO will continue to read your meter and take care of outages whoever you select, but each one of the companies listed below will have a different price per kilowat hour. If you want recommendations or more information, please feel free to call me at 610-764-3062 or eamil jroosevelt@kw.com

pennsylvania: Electricity and deregulation in Pennsylvania - Janice Roosevelt, Keller Williams PA & DE - 01/06/11 05:20 AM
it still amazes me how little information is out there about the need for Pennsylvanians to pick an electricity provider. The default- staying fully with PECO  means you will be paying a lot more than you need to.
In other words, you snooze you lose.
There are some 20 providesr who have entered into this competitive race for electricity dollars and some are better than others. Some of the companies may not even be in business after a year if you look at Texas, a state that went through electricity deregulation about 6 years ago.
If you are interested in learning … (2 comments)

pennsylvania: Pennsylvanians are you ready for your utility bills to increase? - Janice Roosevelt, Keller Williams, PA & DE - 11/06/10 05:04 AM
Deregulation has changed utility companies like PECO from a company that makes electricity and delivers it to customers, to a company that now purchases electricity from electric generators and delivers it to customers through our neighborhood poles and wires.
For the last 10 years, electricity prices have been capped to protect customers economically through a time when deregulation changed the utility business. During this period, prices remained set, regardless of what prices were doing in the marketplace.
The rate caps will come to an end. Beginning January 1, 2011, the prices PECO and our customers pay for electricity will be based on … (0 comments)

pennsylvania: What is the difference between a short sale and a foreclosure? Janice Roosevelt, Delaware and Pennsylvania - 10/20/10 04:29 AM
Unless you are facing the potential of defaulting on your mortgage and facing foreclosure, the terms short sale, foreclosure and deficiency judgment may simply be terms you are hearing more and more from the media.
If you live in the Philadelphia region or in and around Wilmington, Delaware, then you may be hearing these terms more frequently as the number of home owners defaulting on their mortgage has been increasing the last six months.
What is the difference between a short sale and a forelcosure?
A foreclosure is when a homeowner defaults on their mortgage and the bank sues to take … (2 comments)

pennsylvania: Victory in the House in PA re the prohibition of private transfer fees on the sale of homes - Janice Roosevelt, Keller Williams, PA & DE - 10/17/10 09:19 AM
Some good news on the legislative front. The PA Senate passed a bill to prohibit future private transfer fees. It now moves to the House of Representatives for their consideraiton in November, and hopefully prohibition.
The bill, introduced by Sen. Wayne Fontana (D-42), a REALTOR®, would prohibit all future private transfer fees (PTFs) in Pennsylvania and create strict reporting and disclosure requirements for the administrators of the private transfer fees that already exist.
REALTOR® colleagues responded to two Calls-to-Action, sending the message to  senators that private transfer fees would provide an additional burden on homeowners. Frankly, it is one of theose … (2 comments)
