We did it again! We just closed on another sweet home in a great N. Phoenix neighborhood. This wonderful 3BD/2BA/2CG went to two very happy first-time buyers. Their well-written offer prevailed in a multiple offer situation.

I chose quite a few duets for this blog, in part because it allows me to feature more than one artist. You are in a way getting a two-for-one deal. There are so many good songs and so little time to listen.
Today’s song Leather and Lace is performed by Stevie Nicks of Fleetwood Mac fame and Eagles singer Don Henley.

While the majority of my musical anthem is from the early years of my life that does not mean that I haven’t found modern artists and newer songs to enjoy. Perhaps as we age we become a little more selective, but music can be fun at any age.

As a real estate agent, I spend a lot of time in my car. Which means I listen to a lot of music. My car is equipped with Sirius XM, Bluetooth, Pandora and a CD player. So I am never without access to great music. Chances are that if you were driving next to me you might catch me singing along with the radio. It’s OK, I will just pretend I am talking on the phone.

I had the good fortune to see the Rolling Stones live in 2005. As you would expect it was a great show. It is amazing that some 41 years after they broke on to the scene in the U.S., they were still rocking it out.
One of the most enduring rock hits ever is Satisfaction by the Rolling Stones. Originally released in 1965 it was considered too risqué to be played on many radio stations. Of course, today it is considered mild and it is still widely played on the radio and in concerts across the globe.

Day two of my soundtrack features another early rocker. Could any soundtrack possibly be complete without The King? Elvis Presley became a worldwide phenomenon in 1956 with his deep powerful voice, tough guy good looks, and gyrating hips. I doubt that any performer ever made such an impact on their musical genre.
In addition to music, he became a movie star and he even set the world on fire when he was drafted into the army in March 1958. Girls cried when the army shaved off his pompadour haircut.

The lifeblood of any real estate agent is new business. Business can come in several forms. It could be a seller with a new listing, a referral to another agent or a new home buyer.
Dealing with sellers is often preferred because you have something tangible to base your work on, the property that the seller wants to sell.
Referrals can be less lucrative, but also generally require less work. Acting as a Buyer’s Agent can be fun, rewarding and even educational. But buyers can often be frustrating, particularly when they are not fully prepared to buy.

Townhouse? Condo? Apartment? PUD? Co-Op? Can you tell by looking? I can’t.
I found several multi-unit dwellings in the Phoenix area that looked similar in architecture but were in fact very different in ownership,. By examining the deed I was able to determine what type of ownership applied to these buildings.
Why? Because buildings can be configured many ways. Architecture is not the determining factor when trying to understand what you own or what you are buying. It is about ownership.

When I was a newer agent I worked with a mentor. My mentor was an experienced agent who had sold many homes. He knew how to get listings. But more importantly, he knew how to sell those properties. He had a marketing plan that included pricing, staging, advertising, and promotion. Of course, this was in an era before Facebook, Zillow, etc. Most of our advertising was local. But one thing he insisted on was promoting your listings.

Arizona home buyers are frequently surprised to find that wood destroying insects such as termites are quite prevalent. Often when showing homes prospective buyers will notice that the home has been treated. The sentence written above is an example of a Time is of the Essence clause.
What does it mean to use and agree to a “time is of the essence" clause?
It means that the signing parties agree to and understand that the dates and times specified in the contract terms are crucial. That failure to act within the specified times amounts to a material breach of the contract.

Home Inspectors play a very important role in the sale of a home. A good Home Inspector can assess the home and provide both buyers and sellers with worthwhile evaluation of the current condition.
But like all facets of the transaction, the inspection must be performed by a competent and qualified individual. A bad or unqualified inspector can kill a deal that otherwise would go smoothly.
