peoria homes: She Got The House, I Got The Boys At The Bar - 04/14/23 07:26 AM
While it sounds simple on the surface, divorce can complicate home ownership. Property settlements provided by a divorce can often result in one party being awarded the right to the house while the other must vacate.
The divorce settlement may leave many questions that need legal answers.
Does your divorce decree grant you clear title to the property or did the judge award you the right to remain in the property? The two may not mean the same thing.
Often the judge awards the property to one party, but due to liens on the title, mortgages, or other debts, further action may be required … (5 comments)

peoria homes: I Love The House, I Hate The HOA - 04/06/23 09:03 AM
Many houses, in all parts of the country, are subject to the bylaws and membership of a Home Owners Association (HOA). The term HOA, is as it implies, an association of the homeowners, as each owner is in fact a member of a larger group.
The HOA is often confused with the property management entity that cares for the day-to-day activities that occur in the community.
While in many smaller communities the two are synonymous, in most larger communities the Association is comprised of a board of community members who oversee the budget and general rules. The HOA board in turn contracts out … (3 comments)

peoria homes: March To A Solution - The Importance Of Due Diligence - 03/30/23 06:23 PM
Here’s a story I have written about before yet I still like to talk about it because it was one of the craziest situations I ever encountered as an agent.
It is a story about due diligence, discovery, and disclosure or lack of disclosure.
When I was a newer agent I worked in a rural area north of Phoenix. The area consisted of small horse farms of 5, 10, or 20 acres. It was growing in popularity because of its location close to the interstate and near some large newer planned communities.
Small builders were buying up the larger tracts and splitting them down … (10 comments)

peoria homes: The Counteroffer Goal - 02/18/22 08:10 AM
For those of you who haven't had a chance to see this article by Thomas J. Nelson, REALTOR ® e-Pro CRS RCS-D Vets check it out. As someone who has always believes in negotiating until you come to a meeting of the minds, this article spells out the strategy.
The Counteroffer Goal

Since 2020, it's been a bidding war style seller's market in San Diego; this means we have low supply and high demand for the available supply. This results in one seller receiving multiple offers from anxious buyers.
In my market, this means 5 to 25 offers is normal...an actual … (2 comments)

peoria homes: But will the neighbors complain? - 07/08/20 12:35 PM

We closed on a home in Sun City, AZ last week. It was a lovely ranch home loaded with upgrades including a solar grid that was only a few years old. The house was lovingly cared for by a husband and wife that owned the home for over 15 years. The couple had planned on it being their forever home, but sometimes life doesn’t work out as planned.
The husband passed away. Leaving his wife alone in this big house. She decided to restart her life in another area, closer to her family, so the home went on the market.
Along came a … (2 comments)

peoria homes: Moving on up and loving it. - 02/04/19 08:11 PM
I like to think that every client I serve has a special need or special goal. Yet, every so often a client comes along that needs just a little more help. I had one such client a few years ago. She was living in an old house in a low income, high crime neighborhood. She was divorced with a special needs child and a lot of worries about her future and the future of her son. Her son was starting middle school, a time when kids can be particularly cruel to children with special needs. She wanted to move to a … (9 comments)

peoria homes: Is your Home Inspector a deal killer? - 02/18/18 06:34 PM
Home Inspectors play a very important role in the sale of a home. A good Home Inspector can assess the home and provide both buyers and sellers with worthwhile evaluation of the current condition.
But like all facets of the transaction, the inspection must be performed by a competent and qualified individual. A bad or unqualified inspector can kill a deal that otherwise would go smoothly.
Over the years I have had the pleasure to work with dozens of Home Inspectors, some were very good. But I have also had the displeasure to have to deal with inspectors that were not so good. … (3 comments)

peoria homes: Crazy Little Thing Called Love. - 02/12/18 09:05 AM
It's Valentine week and love is all around us.
For many people finding the right home is like finding your true love. You walk into a house and your heart starts to beat a little faster. You begin to imagine yourself relaxing in the living room, entertaining friends on the patio or sunning yourself poolside. It’s love at first site.
But what starts out with that head over heels feeling, can change quickly if you lose sight of the reality of the situation. Love can make you overlook flaws that you wouldn’t ignore if you were standing on solid ground instead of cloud … (3 comments)

peoria homes: A First Impression Can Be The Door... To a Quick Sale - 09/06/17 07:24 PM
Several years ago my wife and I decided to take a vacation with some of our friends. The friends had a new boat and invited us to visit their favorite lake and stay at the “resort” that they had been visiting for many years. Of course we jumped at the chance of spending a relaxing week of boating, swimming, early morning coffee and late night cocktails on the porch overlooking the lake. When we arrived at the “resort”, our hearts sank. The “resort” turned out to be a group of very rustic cabins overlooking the lake. The front door of our … (0 comments)
