colorado springs real estate agent: Interesting Facts About November... - 11/05/12 02:35 AM
Did you know that the entrance to King Tut's tomb was discovered on November 4th? Neither did I! Here is something interesting to get your mind off of the election craziness..
British archaeologist Howard Carter and his workmen discover a step leading to the tomb of King Tutankhamen in the Valley of the Kings in Egypt.
When Carter first arrived in Egypt in 1891, most of the ancient Egyptian tombs had been discovered, though the little-known King Tutankhamen, who had died when he was 18, was still unaccounted for. After World War I, Carter began an intensive search for "King Tut's … (0 comments)

colorado springs real estate agent: October is National Cookie Month - 10/29/12 03:23 AM
October is National Cookie Month...hmmm...I should think it would have been December, but, no matter what month they are celebrated in, cookies are a good thing. Nothing says family like a well fed cookie jar. Coming home from school and sticking your arm in the cookie jar before setting down to do your homework is a well embedded memory in most peoples minds.
And the variety; be they soft and gooey, crisp and crunchy, or nice and chewy, cookies rule. Nut filled, fruit filled or plain – sugar coated or with sprinkles on top, cookies are where it’s at. Chocolate or … (3 comments)

colorado springs real estate agent: Housing: The Reasons It Is Coming Back - 10/24/12 04:54 AM
*Blog re-posted courtesy of KCM
Monday, we told you that many experts are beginning to call a bottom in house prices. Why? Writing in the Financial Times, Roger Altman, former deputy Treasury secretary, explained why he is so bullish on housing:
“This surge will be driven by a combination of improving house prices, a lower inventory of homes for sale, rising rates of household formation and population growth, and improving access to mortgage credit.”

Altman gave his thoughts on each point:
PRICES “The S&P/Case-Shiller Composite 20 City Home Price index has risen 8 per cent since March. Indeed, Barclays has … (1 comments)

colorado springs real estate agent: Would You Sell to an Investor? - 10/01/12 01:35 AM
It is common nowadays to frequently see the words “I BUY HOUSES!”  in the classifieds or online. So who are these people that offer to buy houses like collectors searching for  knickknacks.
After the housing market slumped and foreclosures flooded the market,  selling a home often turned out to be a frustrating wait for a qualified buyer to come along. But many buyers are not individuals looking for a new house, they are private real estate investors or businesses that specialize and focus on buying homes for cash.

Have you considered selling to a property investor or found yourself writing … (1 comments)

colorado springs real estate agent: 5 Perks and Pitfalls of Old and New Homes - 10/01/12 01:30 AM
*Re-posted from Tara @Trulia

As you know, I live in the Bay Area. So I have occasion to wear (or at least carry) a lightweight sweater virtually year-round. A couple of years ago, I found what I thought was THE PERFECT SWEATER.  It was super-soft cashmere, and it was the just-right weight, so it was warm when I needed it to be, but just took the chill off when I needed that. It was black, but kind of flowy, so I could wear it all the time without looking too terribly much like a ninja.

colorado springs real estate agent: Finding a Tech Savvy Realtor - 09/06/12 07:18 AM
The modern day housing market has changed with home buyers typically having the upper hand. Years back, home shoppers had to call an agent to check out local listings and schedule a tour of homes.
Now with technological advances and the Internet, almost anyone can search for new or older resale homes, apartments, condominiums, and townhouses in the privacy of their own home via their home PC, smartphone or laptop.
If you want to sell your home, it certainly makes sense to hire a realtor that knows how to effectively market your home to today’s buyer. A recent survey of home … (0 comments)

colorado springs real estate agent: Are You Ready To Buy In Today's Market? - 09/06/12 03:41 AM
By using a mortgage-qualifying calculator (mortgage-info.com), find out how much house you can afford. You typically will need a down payment of at least 20 percent, plus another 6 percent for closing costs, lawyers’ fees, etc. When you put less than 20% down, you have to pay for some kind of insurance to protect the lender from the higher risk that you may default. With FHA loans, mortgage insurance is built into the payment. With conventional mortgages, you will have to buy private mortgage insurance, but some private mortgage insurers are not willing to do business. With credit issues and foreclosures … (1 comments)

colorado springs real estate agent: Tips for Buying A Retirement Home - 08/23/12 04:35 AM
If you are nearing retirement age, you might contemplate looking at priced-to-sell homes on the market to purchase now.
With home prices and interest rates so low, why not invest in your piece of paradise now before you hang up your working hat? Some pre-retirement couples have found homes almost half the price they would have paid years earlier, making it a worthy investment that can be leased or rented out for weeks or months out of the year before retirement age.

Keep these considerations in mind when looking for the perfect place to retire:
Income Considerations – Are you … (1 comments)

colorado springs real estate agent: Short Sale vs Foreclosure...What's The Big Difference Anyway? - 08/21/12 02:17 AM
In a foreclosure, an official eventually comes to the home and tells the occupants to leave – sometimes before the foreclosure date & sometimes right after the foreclosure sale. In a short sale, the seller knows the closing date and can prepare in advance for the move. In many cases, your neighbors, friends and family needn’t even know of your financial difficulties.
You could possibly avoid a deficiency judgment. In almost all distressed sales, the bank can legally go after the seller for the difference between the loan amount and the selling price (known as a deficiency judgment). Most banks will … (1 comments)

colorado springs real estate agent: Buying Foreclosures- A Former Stigmatism Is Removed - 08/13/12 02:27 AM
It used to be that when you mentioned a “foreclosed” house people shuddered and thought of horrible, dilapidated homes that were unlivable and needed a ton of work before they could even be re-sold.
The thought of living in that home was almost unheard of and if people did so they tended to be quite ashamed or at least felt a certain stigmatism towards the idea of buying and living in that house.
Basically, foreclosures were homes purchased by either those who “flipped houses” for a living or invested on houses for rental units. People who wanted to purchase a home … (0 comments)

colorado springs real estate agent: Should I Rent My House If I Can't Sell It? - 08/08/12 11:37 PM
There has been a lot written about how buying a home is less expensive than renting one in many parts of the country. Rents are skyrocketing and homes are at bargain prices. These two situations are also causing some sellers to consider renting their home instead of selling it. After all, they can get great rental income now and perhaps wait until house values increase in the future before selling. This logic makes sense in some cases. We at KCM believe strongly that residential real estate is a great investment right now.

However, there is a huge difference between … (2 comments)
