brandon florida real estate agent john soliman: What Does a “Sellers Market” Mean For Me? - 09/29/13 11:13 PM
With the reduction in available home inventory, some markets are experiencing what is typically referred to as a “Sellers Market.” This type of market can occur with almost any commodity and is characterized by a shortage of supply resulting in the ability for sellers to raise prices and/or have more control over the conditions of a sale.

Inventory is at a historically very low level and as a result, buyers are scrambling to find available properties. This frenzy of activity, especially on properties in good condition and … (0 comments)

brandon florida real estate agent john soliman: When Appraisal Hassles Tank a Home Sale - 09/15/13 11:11 PM
The property-appraisal process has been short-circuiting transactions, spurring some would-be home buyers to walk away.
In hot markets where bidding wars are common, the property-appraisal process has been short-circuiting transactions, spurring some would-be buyers to walk away.

A few forces are at work. First, many homes are being appraised at a lower price than what buyers have offered on a house. That is because home values are improving so fast in competitive, high-priced markets that "comps," recent sales of nearby homes with comparable characteristics, haven't kept up. When the appraisal comes in low, the buyers either lose the loan … (1 comments)

Is your home stuck in a time warp? That’s fine, if that’s what you like.
But if you’re contemplating selling, you’ll want to eliminate the generation gap between your house and potential buyers.
Where to start? These 10 … (2 comments)

When you’re looking for an apartment, you might be under the impression that the list price is the only price.
In some cases, that’s true. But if you’re a bit savvier, you could end up negotiating your way into a great deal.
Before you approach the landlord, however, make sure you’ve done your homework.
Determine your leverage      Are you in a tight or loose rental market?
