This is just a recent occurrence that I went through here in Zephyrhills, Florida that says something about short sales, foreclosures, and some general real estate principles. Hopefully it will help some of you avoid problems of your own in the future. Short sales are often touted as wonderful things, but in my opinion, they are no longer the bargains they used to be, nor are they the salvation for all homeowners in financial trouble. As we did last year, the Visiting Nurse Association will be administering flu shot vaccinations at our office at 34619 State Road 54, Zephyrhills, Florida from 9:00 AM to 1:00 PM on Thursday, November 6, 2008. zephyrhills: Tropical Storm Hanna Southeast of Florida/Gustav Long Gone

Hurricane Hanna has now been downgraded to a tropical storm and is passing over Haiti, and the Dominican Republic as it moves towards Florida. It had been a hurricane but apparently weakend as it passed over the islands. The projected path of Hanna does not seem to carry it right over Tampa and Zephyrhills, but does bring it close enough that we need to keep an eye out for it. Last year I started a Zephyrhills 55+ Bulletin Board for the residents of this area and their friends and family members of all ages. At that time I had forums for 12 parks and a general forum. I found that hardly anyone posted messages in the park forum, but instead used the general category. So this year I have reformatted the bulletin board. Now there are categories for: Yard Sales, Sports, Hobbies & Recipes, Health/Safety, Travel, Special Events in Parks and Special Event Outside of Parks.

Well, Tropical Storm Fay has come and gone. It was weird the way it came over Key West and then right up the middle of the state until it almost got to Tampa. Then it took a jag to the east and went up the east coast touching Daytona and Jacksonville. Now is headed for Georgia and Alabama. zephyrhills: For Third Week in a Row, 30 Year Fixed-Rate Mortgage Rate Remains Unchanged

Today 8/14/08 Freddie Mac reported that the average mortgage interest rates for 30 year fixed-rate mortgages remained unchanged for the third week and 15 year fixed-rate loans were down a bit from last week. Nationally the average mortgage interest rate for 30 year fixed-rate mortgages was 6.52% (6.49% in the southeast), unchanged from a week ago. The average interest rate for 15 year fixed-rate mortgages was 6.07%, down from 6.10% last week. A year ago the 30 year rate was 6.62%.

In previous posts I have discussed deed retrictions that exist in many subdivisions here in Zephyrhills, and in the rest of Florida and the United States. They do have their pros and cons, as do most things in this world. But the ultimate goal of most of them is to keep the property values in the neighborhoods from falling. Not necessarily a bad thing, in principle.

Strangely enough, yesterday and today I had two people call me with requests for the same information about some of the mobile homes that were for sale in the area. I gave them the information they needed, but they both thought the prices were a bit high. I then asked them if they would consider any of the other parks in the Zephyrhills and East Pasco County areas. They each had the same reply, "No, we want to own the land under the home and the other parks only have rental lots. We do not want to pay rent!"

One of the agents in our CENTURY 21 office always says that "In January buyers kick the tires on the vacation homes here, and then make their decisions to buy in February, March, and April". That seems to be holding true this year as well. As a plus for buyers, this year there are many more homes on the market, and sellers are pricing their homes more reasonably and are often willing to negotiate.

As I finish up my Christmas celebrations here with family and friends, on CNN and other cable channels I can see what is happening up north. Does this picture look familiar to any of you? Today, October 18th, we held a flu shot clinic at CENTURY 21 Bill Nye Realty in Zephyrhills, Florida. According to the personnel from Visiting Nurse Association of Florida we had a good turnout with over 50 visitors stopping by for their annual vaccinations. Many of the patients commented that they liked getting their shots at our office since there was plenty of room to sit down while they were waiting their turns. At many of the clinics held at large supermarkets and drugstores they had to stand in line for quite a while.
