Anyone familiar with Washington DC real estate market over the past 4 years, has noticed an increase in the number of days DC homes for sale have remained on the market. There is a drastically different view of this topic between first-time homebuyers and sellers.

From the homebuyers perspective:
Homebuyers in a Buyer's market are always looking for a deal...sometimes NOT based in reality. I have had clients solely look at properties over 150 days on the market, and insist on offering the original price the seller paid 5 years ago. When looking back at my 7 years in Washington DC real estate, I noticed that the majority of my clients have been single females. I began to ask myself, "Are women more likely to buy a house before a man?"

My initial reasoning was that women mature faster than men, which allowed women to be more cautious and deliberative in their planning for the future. Not to mention, men are content with sleeping in a friend's livingroom for years, before being encouraged to move out by his girlfriend.
