In this area, there is no recovery underway.  People take the smallest piece of good (or even not terrible) news and start crowing about how the worst is over, the recovery has begun, happy days are here again.... Without sufficient data, and that takes awhile to collect (and has to be done over a significant period of time, not just a day or a week or a month or even a quarter), we won't know when the recovery is beginning.  Not at that time.  It will only become clear much later.  It's just like finding … (0 comments)

December is historically a slow month.  People aren't thinking about buying houses.  They're thinking about Christmas presents, and what sort of toys the kids want, and how on earth they're going to pay for all that stuff....  So I was wondering, even with all the bad news floating around, how did we actually do in December, here in Sumter.  I did a quick look at what actually closed in Sumter in December.  Somebody's working, that's for sure.  It's not all grim; houses are selling. There is a house we had listed in our office (before I was working here) in 2006.  It was a new construction (built in 2005, actually, and sold in February 2006). It has four bedrooms, four and a half baths, 3000 square feet, and sits on 2 acres. It has a sunroom, a garage that accommodates 3 cars (one single door and one double door), a deck in back, a screened porch, a gas log fireplace, and a security system.  This was as it was listed back in 2005-2006.  The list price was $299,000.  It sold for $270,000.

prices: Home Prices Went Up in South Carolina - 08/29/08 06:13 AM
According to the Office of Federal Housing Enterprise Oversight (OFHEO) report released on August 26, 2008, home prices in South Carolina went up 3.3% over the past four quarters.  Overall in the U.S., home prices dropped 1.4%.
The problem with looking at anything “U.S.-wide” when you’re talking about real estate is that averaging across the U.S. renders all the numbers worse than useless.  In California over the past four quarters they’ve experienced a drop in home prices of 15.8%.  In Nevada, they’ve dropped 14.1%. In Florida, they’ve dropped 12.4%. In Arizona, they’ve dropped 9.2%.

Statistics make people's eyes glaze over, I'm sorry if this gets to be painful.  But I did some research into sales data for Sumter County since December 1, 2007, and this is what I found.Homes priced from $65,000 to $75,000 spent on average 109 days on the market (low 1, high 1,150) and sold for on average 97.84% of the list price (low 81.71%, high 111.36%).
