While year to date (YTD), sales are up by more than 6% in the greater Green Valley/Sahuarita AZ area as compared to the same time period in 2012, sales were down by 5.9% November 2013 as compared to November 2012.  YTD there have been 991 sales as compared to 930 in 2012. 
At the end of November there were 896 active listings as compared to 888 last year at this time.

Sales in Green Valley, AZ continue to lag behind 2012 by 29%, with 82 sales in April 2013 as compared to 118 in April 2012.  Year to date (YTD) there have been a total of 277 sales as compared to 390 during the same time period in 2012.

2012 may be the year we one day look back as the year the market began to make a turn for the positive.  It ended with many positive trends taking shape.  The two most notable are that sales were up by 17.3% as compared to 2011 and the months of inventory on hand dropped by almost 22% from 13.03 months at the end of 2011 to 10.27 at the end of 2012.

Sales slowed in the month of June for the Green Valley, Arizona Real Estate market with 66 homes sold as compared to 110 in the month of May.   However, the market continues to outperform last year with YTD sales at 599 as compared to 502 in 2011.  This increase in sales has not yet translated into improved prices as the graphs below illustrate:

The Green Valley, Arizona Real Estate market made a strong showing in the month of May with 110 sales as compared to 67 sales in May 2011. Clearly, the market is outperforming last year at least in terms of number of homes sold, with YTD sales at 501 as compared to 436 in 2011.  However, the average selling price continues to lag behind 2011 as shown in the graphs below:

As the temperatures continue to climb in sunny Southern Arizona, the Green Valley, Arizona Real Estate market continues to run "hot" with no signs of slowing down during the month of April.   So hot as a matter of fact that the number of Green Valley residential active listings in the Green/Sahuarita MLS dipped below 600.  There were 119 home sales in the month of April as compared to 116 in March.   YTD sales continue to outpace last year with 391 as compared to 369 in 2011.

We have been enjoying a warm & glorious winter and the  Green Valley, Arizona Real Estate market has been "warm" as well with 78 sales in the month of February as compared to 73 in January.   While the number of sales are slightly ahead of this time last year with 153 as compared to 148 in 2011, days on market are continuing to outpace 2011 at 200 as compared to 168.

With 53 homes sold in October, 2011 continues to out distance sales in 2010 with 708 homes sold year to date, as compared to 662 in the same time period last year.  However, the average selling price is lagging behind 2010 at $157,524 as compared to $168,547.

The 46 houses sold in September was slightly behind the 53 closed in August, but was enough to keep the house sold to date ahead of the same time period in 2010: 632 in 2010 vs. 655 in 2011.  
 
However, proving it is a bumpy road to market stabilization, the average sales price continues to fluctuate:

Green Valley "old timers" are all talking about how unusually hot and humid this summer has been--one told he couldn't remember a hotter or more humid summer in his 25 years living in Green Valley.  Of course the upside to all that humidity is just how lush and green everything looks. 
 
The hot temps didn't seem to deter Buyers with 53 sales in August, which is par with July's sales.  On a year to date (YTD) the number of sales continues to be higher than in 2010 with 608 as compared to 583.
