June 2011 was a month for the history books as Arizona battled one of the worst wildfire seasons in its history.  Despite the major fires raging throughout the state, real estate sales remained almost on par with May's numbers--62 sales in June as compared to 67 in May.  Interstingly, the number of sales year to date for 2011 are identical to the same time period in 2010 at 499.

As is typically the case, when the temperatures begin to climb, sales drop.  There were 67 homes sold in the month May, a considerable dip from the 112 sold in April.  Sales remain slightly ahead in 2011 at 444 for the year versus 441 for the same time period in 2010.   
Another positive note for this month was the fact that the average selling price climbed from the low $160,000 to $175,595:

The New Year started off with a bang with sales in the first part of the month significantly ahead of the same time period in 2010 but by the end of the month they had slowed and were ahead of January 2010 by only 3 sales,  52 as compared to 55 in 2011.  HOWEVER, a promising note is the fact that the average selling price in January 2011 was $162,340 as compared to $157,727 in January 2010.  Unfortunately, this represented a slight decline from the December 2010 average selling price of $168,477.

2010 ended on a high note with a total of 771 homes sold as compared to 742 in 2009.  Equally promising was the fact that the average selling price, which has shown a slow but somewhat steady increase since January 2010, was $168,477 as compared to $177,953 in 2009.

Thanks to a very active Monsoon season we can see where Green Valley got the "green" in its name!  Everywhere there is lush green vegetation including the lovely Santa Ritas, which look like they have a green velvet layer on them. 
After a big dip in sales in the month of July as compared to July 2009, August rebounded with 44 homes sold as compared to 42 homes sold in August 2009.  The average selling price held steady at $167,884 with the previous month's $167,056, but continues to lag behind the average selling price of $180,000 for the same time period … (0 comments)

While July brought spectacular Monsoon activity to the Green Valley, Arizona area, it was a less than stellar selling month.  In fact, at 34 homes sold in July 2010, this was nearly 1/2 the 56 sold in July 2009.  On a more positive note, the average sales price showed a slight increase over last month:  $167,056 as compared to $165,334 but continues to lag behind the average selling price of $183,801 for the same time period last year. 
The number of active listings remained relatively stable at 785, and the average listing price in July was $246,850 as compared to $248,810 in June.
