At least in our area of Central Mississippi. Some people say that is "Normalizing". According to my experience, this is not true. It is true, however, that the bidding wars are slowing down. More people are able to buy a home at list price, assuming that they are prequalified with a dependable bank or mortgage co., or they have proof of funds. There is still an extreme shortage of inventory. This is not because not many homes are coming on the market. Listings pop up every day. They just don't stay on the market as long as in the past. Well, nobody knows for sure, but I read some predictions from the national association of Realtors. They believe that the housing shortage will be here for awhile. Now, according to them, it will ease somewhat due to the fact that rising interest rates will put some buyers on the sidelines. However, we're short several million units now, so that won't change much. They're predicting that , in most parts of the country, housing prices will not come down, but the rise may flatten somewhat.

Why is it that some homes sell in hours for thousands over list and others don't. Well, back in the old days, when I was first licensed, we were told that it was either price, location or condition. Many things have changed but some haven't.
The seller should want to buyer to be motivated to move forward, so price the home right. When showing a home, less is always more. Ok. The election is over. Rates are at record low levels. They will not stay low long, according to what I hear. It's the perfect time to move! How much is my home worth? The Jones', down the street sold their's for 450k, so mine should go for about that. How does your home relate to the Jones' home? Is it the same size? Does it have a 3 car garage like theirs? Was it built about the same time? Does it have the same updates and amenities? Is it in the same condition?
  I have a re-fi appraisal from 4 years ago that is more than you are telling me. A re-fi appraisal from 4 years ago is not an indication of today's value.

I have touched on this subject before, but, feel that it needs to be addressed more fully. First, everyone gets advice from Uncle Bill and all of these countless online advisors, but the truth is, the only person who can advise you on your offer is your Realtor.
