Althougth the prices per sq. ft. were slightly lower for San Carlos, the larger size of house gave a slightly higher total price. At the peak in 2007 a San Carlos house sold for about $600 sq/ft and climbed to about $1000 sq/ft by early 2017. San Mateo County average had a $630 sq/ft price in 2007 which climbed to about $900 sq/ft by early 2017. By 2016 Newark prices climbed to about $460 sq/ft while Milpitas climbed to about $540. Menlo Park and Palo Alto are adjacent to each other but are in different counties. Palo Alto has roughly twice the population but house prices, average resident age, and average population percentage with college degrees are pretty close. The increase in average house price from 1998 to early 2017 has been a factor of 3.14 for Menlo Park and 3.67 for Palo Alto. If you look at the average age of houses sold in Menlo Park it has remained fairly stable at 50 years. In Palo Alto the age has grown from roughly 48 in 1998 to about 55 to 60. However I think the greatest difference isn't in the average but in the extremes. The maximum sales price in Menlo Park has stayed below $8M and was typically around $4.5M until 2015. In Palo Alto the maximum has hit nearly $20M twice and has tended to be between $6M and $10M since 2012. Having predominately higher priced luxury homes, these areas although driven by the same forces that drive Silicon Valley have significant differences from Silicon Valley wide trends. Both Los Altos Hills and Atherton had some of the strongest peaks and fall because of the dot com bubble in 2000. Although both Los Altos Hills and Atherton had almost identical price per sq.ft. in 1998, Atherton has reached a slightly higher price in 2016. In 2010 Los Altos real estate market trends began showing signs that the 2009 drop had stopped and that prices would begin to increase. The strong rapid growth since 2012 has overshadowed the weak trend that surfaced in 2010. The trend for flat prices in 2016 was easier to spot early on for these three cities. The percentage increase in house price for Los Altos from 1998 to early 2017 is very close to that for Santa Clara county.
