Typically, my Chattanooga real estate market reports look something like what you'll find at the other end of that link back there.
I have to admit, they are almost agony to put together. It's just that boring. Don't get me wrong, I'm as wonky as the next real estate geek, but there's not much of a challenge other than trying to make them interesting. So this month I decided to shake things up a bit and try something a little different. I moseyed on over to the Chattanooga MLS and ran some serious spreadsheets.

chattanooga real estate: Chattanooga's Historic Neighborhoods: Glendon Place - 08/31/10 04:42 AM
Glendon Place is one of those Chattanooga neighborhoods that you drive by all the time (it's just off Germantown so if you live points east & work downtown there's a good chance you pass it every day) but might not notice.
Don't get me wrong, it's perfectly charming whizzing by at 45 but you don't really appreciate it unless you make the turn and take a little Sunday drive through its winding streets.
Brainerd gets a bad rap sometimes as a not-so-happening place to live but it really has a lot to offer. Leafy streets plus good proximity to I-24 and … (3 comments)

chattanooga real estate: The Reunion - 07/25/10 01:08 PM
I showed a home in The Reunion to an out of town couple this weekend. I've always been a fan of Pratt Homes but I hadn't ever been to The Reunion before.
The homes have a similar feel to other Pratt developments which often have larger homes on the periphery of the subdivision and smaller, back loading garage homes in the center.
Having many of the garages in the back, homes being close together and sited near the street, give The Reunion the feeling of a close-knit community. Wide sidewalks invite you to stroll around and meet the neighbors.

chattanooga real estate: Crimes against paint - 07/04/10 10:05 AM
I found the evidence of this particular crime while pre-viewing a 5,000 sq foot house in Windstone. Just goes to show you that money can't buy taste! And honestly, y'all, the picture doesn't do it justice, it looked far worse in person.
I just love the way the grotesque peachy-coral color really makes the putrescent green pop.

chattanooga real estate: Happy 100th Birthday Ferger Place! - 05/14/10 11:50 AM
Ferger place was the first gated community south of the Mason Dixson line. But it wasn't gated to keep intruders out, unless you consider wandering livestock to be 'intruders.' In 1910, Highland Park & Ferger Place were the 'burbs, farmland even, and the Ferger brothers weren't going to stand for any cows on Morningside or Eveningside Drives.
There are no worries about cattle roaming the neighborhood anymore and the gates have long since been taken down but the pillars remain, along with the private park for the benefit of the residents.

Gather 'round the council fire and I'll tell you a story.
Actually, I'll just cut to the chase: It ain't easy to sell a high end home in Chattanooga these days.
As of right now there are 517 homes for sale in Hamilton County priced over $400,000 while only 55 houses in that range have sold since the first of the year. At that rate it'll take about more than three years to sell everything that's on the market. Ouch. And it gets even worse as the price goes up. Twenty-nine of those 55 (over half) were in the $400-500k range.

chattanooga real estate: Whisper Creek at Windstone - 04/21/10 10:02 AM
For those unacquainted with it, Windstone is a gargantuan subdivision that's so big it's in two states (no kidding).  It's close to Chattanooga, just down from the intersection of East Brainerd and Ooltewah-Ringgold Roads. Built around a golf course, this is some gorgeous real estate with winding streets here and there.
Ival Goldstein Properties is developing a new-ish subdivision within a subdivision. Whisper Creek at Windstone is a traditional planned community (that is real estate speak for 'trying to emulate Pleasantville').  The homes are built a little closer together and garages are entered from the back giving it the feel of … (1 comments)

chattanooga real estate: Inspections for HUD buyers - 03/29/10 07:39 AM
One of the advantages of buying a HUD house with FHA financing is that you don't have to get an appraisal. HUD's already taken care of that for you and very graciously agreed to sell the house at exactly that price. So you won't need to worry so much about the difference between an appraisal and inspection (because you won't have to pay for the appraisal - score!).
It isn't ALL good news though. With a typical seller (even regular old bank owned foreclosures), they'll take care of making sure that the utilities are turned on for you. All your inspector … (2 comments)

If you are coming from downtown Chattanooga, cresting the hill on MLK going toward Highland Park & Missionary Ridge, this is what you'll see.
I will not even pretend that I get up all raring to go and take photos of the scenic city. I have a child who goes to school at Brown Academy right there in front of UTC, otherwise I would totally have snoozed through this bit of loveliness.

Pocket doors, clawfoot tubs & transom lights, OH MY!
Crye Leike is scheduled to auction the former home of Lula Adeline Rackley at 862 Oak St. Chattanooga, TN 37403 (smack dab in the middle of the Fort Wood historic district) on February 11, 2010 at 5pm.
For its age and lack of updating, the house is in surprisingly good shape. With the exception of some flooring that has buckled in the living room (parlor? salon?
