I agree with Margaret's assessment of the situation on 2005 and 2006. Many of my buyers at that time were responsible people that just wanted a piece of the American dream, and a place to call home. Interest rates were good, and most were afraid that if they didn't hurry, they would be priced out of the market.
Fast forward 5 years and they have become my short sale clients. Not because they bought too much house, or used a funky loan.... but because their life circumstances changed. In fact, the majority of my short sales are for conventional 20% down (sometimes more) or FHA … (0 comments)

In my opinion, this is absolutely NOT true!
Choosing the right buyer is as prudent as completing your paperwork with diligence.

If you are looking for a bargain, and are ready to take the plunge and venture into foreclosure or REO purchases... there are a few things buyers should be aware of. As a listing agent of bank-owned homes, I often encounter well-meaning agents who mistakenly misinform their buyers of the process. The result is complications later, late closings, unhappy buyers, and deals falling apart.
My tips for a smooth foreclosure purchase are:

I was lucky enough to get two great listing assignments this week from one of my best clients. This client is a bank, with a steady supply of REO / foreclosures in the Clark County, WA area. The majority of their assets were once owned by another bank, and have sat empty for a long time.... some as long as 2 years! Upon checking occupancy, I was pleasantly surprised to pull up to this lovely custom home in the Hazel Dell neighborhood of Vancouver, WA.

That was the comment left on my blog about a One West and Green Tree short sale I recently completed... by an anonymous user named "congrats" when I woke up this morning. I wanted to delete the comment immediately because it offended me. Instead, I decided the attempt to discredit my efforts as a Certified Distressed Property Expert, was an opportunity to blog about how my sellers are doing after the fact. Contrary to the belief of "congrats", they are typically WAY better than they were... drowning in the debt of a home they can no longer afford.

Bank of America started processing all short sales online several months ago, with a system called "Equator". I was one of the first agents in Clark County to get one through.... and rather quickly! Now Wells Fargo has joined the streamlined short sale process for a select few, approved agents. I received the email last week that they would like me to join them in this pilot endeavor, for processing their short sales through this venue. I happily accepted!

Call me crazy, and perhaps even lucky, that I am able to get short sales through with a 90% success rate... so far (knock on wood). I'm sure it has a lot to do with the fact that I am the office joke.... with a phone on each ear for hours a day waiting, waiting, waiting, for the next available operator. We had to switch buyers three times, the seller was self employed and income was difficult to verify, the file got lost once, the approval expired twice.... but we still managed to get this Battle Ground, WA home sold to some lucky first time buyers in less than 60 days!
Indymac/Onewest bank was the first mortgage and they were wonderful to work with, and allowed a generous amount to the 2nd lien holder, Green Tree Servicing. It took a lot of dilligence and follow up, but the happy buyers are moving in this weekend!
