ohio: How's Your Credit? - 02/01/10 08:05 AM
INSPIRATION FOR TODAY:
"A man's reputation is the opinion people have of him; his character is what he really is."

HOW'S YOUR CREDIT?
Ever hear someone say, "I have good credit"? They are probably referring to their credit "rating" - a score bestowed upon them by creditors, banks or rating agencies. Simply stating, "I have good credit" changes nothing, nor does the statement merit the attention of creditors. Credit can only be given by others for service to them, i.e. paying them on time.
So, credit is the result of serving others - in many ways. … (2 comments)

Hidden Hill Gallery
"Life is like a box of chocolates-you never know what you're gonna get!"
We have all heard this popular quote from the movie Forrest Gump, but this time, you can know exactly what you're ‘gonna get'...well, maybe not in life, but at Hidden Hill Gallery, you can create your own box of gourmet chocolates!
Not only are their chocolates rich and free of preservatives and artificial ingredients, but each individual truffle is a beautiful piece of artwork. Although the cheapest piece of chocolate is around $1.50, the intricate details of each one is well worth the price.

ohio: Springboro update Nov. 2008 - 12/02/08 10:54 AM
This update is only an opinion provide by Julie Beall of Irongate Realtors. October and November were tumultuous times in the local real estate economy.  Recovering from the dry Hurricane and power outages slowed showings on currently listed properties significantly. In November there was an increase in buyers with several contracts written for closings in Dec. and Jan.  The average days on market in the Springboro area is up to 186-254 days; depending on what price range the property is in.It is important to note that well priced properties are still selling but the prices are approx. 8% less than last … (0 comments)

ohio: Home buying tip #4 Understanding How Much Home You Can Afford - 05/28/08 06:09 PM
Are you ready to roll with another home buying lesson? Good, let's get started.
Like it or not, there are 2 guidelines bankers and mortgage lenders use to determine how much loan you can afford.
The first guideline is the Payment To Income Ratio.  This guideline compares your income - or your total household income - to the amount of mortgage payment you're considering.

Usually lenders … (1 comments)

OK, let's get on with this week's tip.
Did you know that when you make an offer on a house the seller will ask you for a letter of pre-approval? If you don't have one and you're competing with other buyers for the same house, you could end up losing out on your dream home. The first step to understanding this is … (1 comments)

Sometimes you see a development project and say here we go again! But sometimes you see a project and say Wow ,this will be great for my clients! I recently visited a new project in Lebanon Ohio that impressed me immensely. This is surely the biggest project to ever occur in Warren County. I do not have any business ties to this project but I hope to offer this as an option to many buyers in the future. The project is called The San Mar Gale. Their website although not full of information yet is awesome.  http://sanmargale.com/. I believe if done right we will … (1 comments)

ohio: Springboro Market Conditions - 03/11/08 03:28 PM
The Springboro area is experiencing a SLIGHT downward pressure on prices. The inventory has been at an all time high however we are seeing some leveling out of the supply of homes on the market. This means the number of listing on the market is decreasing slightly compared to what it was several months ago. We are looking for 2008 to be comparable to 2007. Incidentally 2007 was our fourth BEST year in real estate history. The GOOD NEWS is our local market is not crashing as you hear on the news media only correcting slightly.Personally, I am still selling a … (0 comments)
