It's been a S-L-O-W market over the last 2 months.  The winter has been brutal!  I'm so excited about the spring market, especially after going over some of the short sale stats here in Plainfield IL!
Right now there are 329 active single family listings in Plainfield.  42 of those listings are short sales comprising just 12.7% of the active market.  We are still at a lower inventory of homes available in general, but it has been an extremely cold and snowy winter.  A lot of buyers are holding off on listing their homes for sale until the weather improves.

I got a short sale listing from a seller that lived out of state early this year.  He had relocated because of his job, and had rented his home to some college students that stopped paying the bills... and the rent.My seller really is a nice guy, and wanted to make sure that the property was being maintained and was secure because he was not in the area so the bank stepped in early to secure and manage the property.  Right off the bat they changed the locks and I had to wait 3 weeks to gain access to the property … (5 comments)

If you are planning on selling you home through a short sale, you might want to hold off on filing for a bankruptcy if you haven't already.  *As a disclaimer, I am not an attorney and I am not offering legal advice.*
A bankruptcy halts all foreclosure proceedings until the bankruptcy is discharged or dismissed; permission from the court must be given to sell the property as part of the bankruptcy.   Permission can be granted, but it will delay and prolong the short sale process without a doubt.
