First I believe that 2013 real estate market in the Norhtern WI counties of Vilas and Oneida and/or the surrounding Eagle River WI  area are going to be better than 2012; which ended up exceeding most people’s expectations, for the below reasons:
·        Interest Rates will remain lowJ
·        Inventory will remain low too on average local MLS ( multiple Listing Services ) are down about 22% and there is a 48 month supply of homes out there
·        Home prices may see some gains – minimal – but gains. Corporate is estimating 2-3%
·        Home Equity Lines of credit will be back

We are now almost finished with the first quarter of the 2012 year and with the jumpstart into spring we have had it DOES feel like we have had a jump start into an early selling season.  I am always hesitant to be TOO optimistic but I can hardly help myself this year.   Heck, I seldom can help myself, but there are signs I am seeing of good activity so far in 2012.  Let me go over with you what I am seeing.

December 2011 results for the Northern WI counties of Vilas and Oneida!



After a better than expected October and November, December was slightly disappointing.  Home sales dropped to 78 units in Vilas and Oneida Counties for the last month of the 2011 year.  That compares with 92 units in December of 2010.  However, we only sold 67 units in December of 2009.  I can offer little in the way of an explanation for the lackluster results as December sales represent the lowest volume since May’s volume of 74 units.  My thoughts are that it could be a reflection … (1 comments)

I have been hearing a lot of questions regarding the higher end markets in my areas lately and there is bittersweet news for those sellers as well as those buyers.
The market statistics for the $750,000 plus market in the greater Eagle River WI areas of Oneida and Vilas Counties showed improvements over the 2009 year in volume but not in price. Here are those statistics:

Finally here are some year end statistics for Eagle River Wisconsin and the surrounding areas of Vilas and Oneida Counties. I have been going over some numbers since the New Year started and I wanted to share them with you.  This took me a couple of weeks and it is not a perfect process but my numbers come right off of our MLS and right off of our tax rolls from last year....

October END of the MONTH statistics and HOW FORECLOSURES are affecting the northern WISCONSIN counties of Vilas and Oneida!  So....over 3/4th's of the year is over and home prices here in the "Northwoods" appear to be stabilizing a bit.  Based on year to date sales we are seeing an increase in volume in BOTH Oneida and Vilas counties. What is happening in the Northern Wisconsin's counties of Vilas and Oneida serving the greater Eagle River, WI area?  Well 6 months into this years market and here is where we are.
We have seen growth not impressive growth but beggars can't be choosy!  98 homes were sold in Vilas and Oneida Counties in June.  That is the best month since October 2009.  In fact, when one looks at unit sales since November 2008, June's 98 units are the second most homes sold other than October 2009's 109 units, which is cause for some celebration!

When buying real estate in Northern Wisconsin it is best to use a full time agent.  It can be tricky if you are not familiar with many of the different aspects of the transaction.   In the tucked away counties of Oneida and Vilas counties where the majority of our business is selling dreams in the form of second homes and vacation properties we have some different issues that you want to be aware of so that the transaction goes as smoothly as possible.  None of these should make you wary if you are working with a full time local professional.
