We’re in the final week of our renovation of 8801 E. 81st in Raytown, MO. It’s always great seeing a remodel like this get completed. The front of this house looks pretty much the same minus a few changes to the landscaping.
Here is a shot of the living room. I love the vaulted ceiling in this room.
And here it is the completed kitchen.
One of the best features on this house is the deck.

We’re in the second week of our renovation of 8801 E 81st Ter in Raytown, MO . I love when are in house crews are in charge of a renovation cause they’re so fast. As you can see we’ve already completed laying the tile in the kitchen bathrooms, and entrance ways.
Here is a shot of the kitchen tile. They sure are moving quick on this house.
Not only has the floor tile been installed in the bathrooms but the wall tiles have also been installed.

The renovation of 11401 Jackson is moving along right on schedule. The thing I really like about this house is the fact that we have multiple exit strategies. This home will be available for sale, lease or lease option. As you can see both the exterior paint and the roof have been completed. This is a shot of the rear of the house.
Here are the maple cabinets that will be installed sometime next week. I almost never get a shot of the cabinets in this stage.

With all the turbulence in the auto industry I’ve become increasingly weary of potential tenants who work for one of the big 3 car manufactures. Previously if I saw that someone worked at GM for instance I would actually feel a little comfort in knowing that their jobs were at least some what secure. But nowadays who knows. In the past month I’ve found out that 4 of our tenants have either lost their jobs completely or had their hours severely cut back. Renovation on 11401 Jackson started earlier this week. The crew working on this house also did the renovation of 7744 McGee in Waldo. This home is located in Terrace Lake Gardens the neighborhood just east of IHOP. This home was purchased with intention of doing either a lease option or lease but I honestly think we’ve got a good chance of flipping this house. As you can see the exterior paint has been mostly completed on this house. About half of the roof layover has also been completed.

Renovation started this week at 8801 E 81st in Raytown, MO. It’s always great to start a renovation knowing that an end buyer is already in place. That being said this is already shaping up to a pretty impressive home for the price. 4 bedroom, 2.5 baths, finished basement, 2 fireplaces. Vizion’s personal crew is doing this house which means that this house is going to get done quickly. As you can see a lot of the tear out has already been completed. This is going to be a beautiful kitchen with maple cabinets and granite counters when we’re done.

This is the final week of our renovation at 4408 Grandview in South Kansas City,MO. It’s been a real pleasure watching this rather large project come together. After all how many homes do your come across with 5 bedrooms, 4 bathrooms and two kitchens. I truly feel that house would be perfect for some of the families that attend the IHOP which is located less than a mile away. As you can see the finishing touces are being placed in the kitchen. The time has come again for another Vizion renovation video. 1010 W 70th ter was a custom home renovation with pretty strict deadline. Over $100k went into renovating this house. Enjoy.

I just got done with an eviction and had to share these pictures with you guys. The funny thing is that we pulled these appliances out of the house in fear that they would be stolen. Looking back on it I wish they had been stolen. I understand that cleaning a gas stove isn’t fun. Really I do. I have one. But you know what? I clean mine. Because if I don’t then one day its going to look like this.

The renovation of 1024 Kingsridge in Blue Spring, MO started last Friday. This is the first house Vizion has had the opportunity to do in Blue Springs but I hope we’re able to do many more. 1024 Kingsridge reminds me a lot of a renovation we did about a year ago at 9617 Lawndale it even has the same stats. 3 beds, 1.5 bath, finished basement, and 2 car garage. I wasn’t around when the company name was being selected. Perhaps if I had been I would have pushed for a simpler spelling but since I was not there this is what we’ve got…so deal with it. If you haven’t seen it yet I would recommend taking a look at our midweek progress post before checking out this one. Our renovation of 1010 W 70th Tr is truly in the finishing stages. Most of this week the painters have been hard at work and those new windows we’ve been wondering about have finally been installed. As you can see the house is really starting to come together. First off this is a street lined wtih $300k to $600k homes. Sure once the house is done its going to be one of the nicest houses on the block. But during the renovation you’ve really got to wonder what the neighbors are thinking. A large home renovation like this produces lots of trash. Sometimes I really do wonder what the neighbors think. Quite frankly so much is taking place on our renovation at 1010 W 70th Tr that I had to make a midweek progress post. Generally I don’t like to bother the crews while their on the job but today after checking on a few inspection related things at 424 Dartmouth I decided to stop by and see how things were coming. The new windows are finally being installed on this house. Honestly I was staring to wonder if these windows were going to get here on time. According to our head contractor all the windows should be installed today.
