I keep reading and hearing about the great buyers market. I know there are plenty of homes on the market. I believe the vast majority of the sellers are only going to drop prices so far. After-all they also will have to buy elsewhere at market price..This market price has gone up quite a bit over the past fifteen years or so. Even building a home is expensive. I drove past several new developments in the Ponchatoula area. This is about 45 miles West of Slidell where I live. I guess there were forty to fifty houses all together. I believe only three didn't have for sale signs. There were also some developments that only had roads and nothing else. I blame the housing problem on the developers and the ones who loaned the money. It is going to take a long time for this inventory to be bought by buyers. … (3 comments)

I received a phone call yesterday on a listing I hold. I promptly and clearly asked the man if he had an agent. His response was no he didn't. So I made arrangements to show the property today to him. I had the dual agency papers for him to sign. All of a sudden he has an agent. That's ok, I just wish he was honest up front. I finally learned to turn my phone off after a certain time. I actually got the idea from someone who commented on a blog I wrote. I don't remember your name, but thank you. This is probably the only thing I hate most about the business. I find it hard to make " your time" your time. Turning the phone off works. Yesterday I bloged about the Eden Isles subdivision that offers waterfront living. Today I am talking about The Moorings. This is a newer subdivision of larger more expensive homes. All of these homes are on water also. The man made canals lead to Lake Pontchartrain. T00 and up. I read a lot of articles recently on giving value for your money. I recently listed a home in Eden Isles that shows value thru and thru. This is a large home that was redone after the hurricane. We priced it to sell. This house is the least expensive per square foor by far in the area. To many people think their house is special. Every house in the area was redone after the storm. I recently listed a house for sale in the Eden Isles subdivision of Slidell. This is an above average income area with most homes on a navigable watrway. This waterway leads to Lake Pontchartrain. Any of you familiar with hurricane Katrina know this name very well. Tjis is the lake that broke the levees and flooded New Orleans and all of the South shore. I had written quite a while ago about returning phone calls. A house we just closed on had a listing agent you could never get hold of on the phone. I had the appraiser calling me, the mortgage company, everyone. They all told me the other guy didn't return phone calls. I just ask that you have the courtesy to return calls when you have the time. Several of my blogs over the last month have been about one house and the buyer. Man, what a fiasco this one has been.
This mess started after the appraisal didn't come in at the contract price. Well after I thought the deal was dead the seller caved. Great I still have a deal going. We do a final walk thru and behold things are missing. The surround sound speakers are gone and the curtains are gone. Well these things were in the contract that he signed. I am conducting an open house today in Madisonville from 2-4 at 209 Whispering Lane. This house is an acadian style only three years old. Chattanooga red brick floors in the kitchen and den give it a French Quarter type feel. The kitchen is large and has plenty of custom made cypress cabinets. I live in the Eagle Point subdivision in Slidell Louisiana. There are currently 10 houses for sale. These houses range from 220 thousand to 257 thousand. I see one is under escrow, another one under contract recently expired. These houses have been on the market for some time. I truly believe the prices are still to high. The sellers are trying to get over 140 a square foot. In this market I feel that is more than a bit ambitious. I truly believe 125 a square foot would move this inventory. OK guys I know you have seen been thru it before. Last week we had a house that didn't appraise for the contract price. I tried to get the buyer to give the seller some time to think about it. My buyer was persistent, he wanted a decision now and was going to cancel everything, unless he heard by such and such a time. Well he did exactly what he said he was going to do. Well guess what? The seller accepted the deal on Monday. I called the buyer and now he wanted the house.

After listening to the ever optimistic news media thats all I could think of at the time. You remember 'the sky is falling, the sky is falling. Unsold houses rose for the fifteenth thous-ant month and foreclosures reached an all time high. Give me a break. They forget the price run houses had for the last fifteen years. Like the stock market eventually it has to catch it's breath. I am sure most of the foreclosures were from people who should have never been given loans in the first place. That's right, thats what a client (I am being polite), called the listing agent and myself recently. Just so happens this guy is an insurance adjuster for a living. We went round and round on a deal that was falling apart bad. The listing agent asked for permission to talk to my client which I granted. The buyer went into his tirade about us etc. Finally the listing agent told him he wouldn't comment about insurance adjusters if he stopped calling us used car salesmen.
