madisonville la homes for sale: Fax Machines - 12/22/07 06:30 AM
This an old sore subject of mine and others.  If your loved asks you what you want or need for Christmas this year, tell them a fax machine if you don't already have one.  I believe every agent should have one of these baby's in their home.  They don't cost very much and are so convenient, why not have one.  I hate waiting for other agent to get to the office for the fax. … (5 comments)

madisonville la homes for sale: Shopping Season - 12/22/07 05:12 AM
WOW what a mistake I made today.  I let my wife talk me into going tho the mall and Sam's club.  Of course i was drivng.  Have you ever seen ten lanes of traffic trying to squeeze into one?  Not pretty is it?  The stores themselves weren't that bad but the traffic.  I think I will pass next time she asks around the Holidays and watch television. … (8 comments)

madisonville la homes for sale: Celebrate while you can - 12/21/07 12:19 PM
Before I became a Realtor I worked in Healthcare for twenty years.  I enjoyed my stay there, it just became time to get away.  I was burn't out, no doubt.  Well I still work occasionally in the local community hospital here in Slidell.  Well today was my day to work.  Sad to say but I worked the critical care unit with three new admits today.  Two of these were placed on the ventilator.  One passed away before my shift was over.  Really a sad time to mourn a loved one.  So this Christmas have a good time with your family and … (4 comments)

madisonville la homes for sale: Agent vs Agent - 12/20/07 12:58 PM
Yesterday I came across a new listing in my area.  What got my attention was the price they had put on this property.  This house while quite nice was about forty percent overpriced.  I don't see any way this one would ever sell.  Even with price reductions, unless they cut it to the bone.  I was wondering if some of these agents list these houses to win the monthly sales volume contest.  My broker doesn't want this kind of competition.  She want us to maintain a teamwork atmosphere.  We never hang pictures in offices or in newspapers pushing one agent over … (13 comments)

madisonville la homes for sale: Question - 12/19/07 09:34 AM
The brokers tour was in my neighborhood today.  I noticed several late model cars parked near the houses.  I also noticed many high priced, fancy SUV's and really nice sedans.  Do you think the client's think these agents make to much money when they drive these cars?  Are do you think they want to associate themselves with Realtors they deem successful?  I am not sure.  By the way I drive a boring Toyota minivan.  You know the racing version with the six cylinder in it. … (3 comments)

madisonville la homes for sale: State Bird - 12/19/07 05:04 AM
This is a picture I took last week from the backyard of one of my listings.  This is the Eastern Brown Pelican.  The state bird of Louisiana that was almost made extinct in the late sixty's and early seventies because of DDT use.  Fortunately this endangered title was removed nearly ten years ago.  These birds are a pleasure to watch.  This home is currently for sale in Eden Isles subdivision.  Great price and ready to move in.  Only twenty-five miles from the CBD of New Orleans.

madisonville la homes for sale: Major Partridge - 12/17/07 09:21 AM
I am the buying agent on a beautiful home in Clipper Estates LA,  that had an inspection done today.  The inspection was the usual boring run of the mill stuff.  The most interesting thing to me was the seller.  He was at the inspection also.  Turns out this man was a retired Major from the Air Force.  He flew hurricane hunters out of Kessler Air Force base in Biloxi MS.  I must have asked 500 questions.  He answered every question I threw at him.  He retired in 1994 and had flown in such monsters as Gilbert and Andrew.  Told me very … (2 comments)

madisonville la homes for sale: Budget Deficit - 12/16/07 08:07 AM
Many years ago when i was in college(I won't say how many), I did a research paper on available credit.  The amount of money available for financing each year is finite.  It just doesn't go up as it pleases.  You can get an idea by the so called "credit crunch."  Well one of the least talked about problems with our annual budget deficit each year is the amount of credit it uses alone to finance our government.  Yes this is true, they finance the debt and use up plenty of the money available for credit that could be used for other things, … (0 comments)

madisonville la homes for sale: The Mitchell Report - 12/15/07 10:40 AM
Guys does everyone cheat now a days?  I am sure most of you saw the names on the report about baseball and the ones suspected of using performance enhancing drugs.  I just wonder is this a trend in our country, or has it always been there?  I wonder if they have some for real estate agents.  I sure would like to beat you guys with a lot less hard work than I have to do right now.  I just wonder if I would fell guilty? … (1 comments)

I recently brought a client to a home in Pearl River Louisiana.   The home was under contract but continue to show.  The prospective buyer was having trouble getting financing.  It was a nice simple home that she liked and told me she would like to make an offer if the contract fell through.  I tole the listing agent this and she told me she would let me know.  I called her about three or four times to ask her how it was going.  Well the last time she thought it was going to be fine.  So I said call me if not.  … (4 comments)

My first confirmed clients who found me on the internet.  How do I know?  These clients were living in Bolivia for the last two and a half years.  I received an e-mail with the wife as the contact.  I didn't have a phone number so right away I was suspect.  I asked her where they were living and that explained the phone number. Well i am glad to say they have an accepted offer in the upscale Clipper Estates subdivision.  They are a pleasure to work with and I hope for many more.  Thanks again. … (7 comments)

madisonville la homes for sale: When it's not a Buyer's Market - 12/11/07 07:49 AM
I know you have heard it, I have heard it, and you know what sometimes it doesn't apply.  I have a client who is being very specific about what she wants, and what she wants to spend.  I have looked and looked for two months now.  I found one for her a month ago that was under contract.  Well it's been two months now and still under contract.  My client wants this house bad, she has prayed and prayed over this one..  Well guess what the contract is in trouble.  Seems my clients prayers may be answered.  It's only a buyers … (1 comments)

madisonville la homes for sale: The American Dream - 12/10/07 10:07 AM
I heard the National Association of Realtors has said the market seems to be leveling out.  Great, I knew it couldn't last forever.  Everyone needs a place to live.  You either rent, buy or live with someone.  This is still the American Dream no doubt.  One way or another people are going to find a way to buy their home, their dream home. … (7 comments)

madisonville la homes for sale: 50,000 Points - 12/09/07 10:55 PM
Wow I finally reached a milestone on this site.  I have only been blogging actively for about four months.  I am currently working my first genuine lead from Active Rain blogging.  I still feel word of mouth referrals are the best, the Internet is a close second.  I try to keep my blogs short and to the point.  I don't want to bore you or take up too much of your time.  I also try to inject some humor.  Have a good day everybody. … (15 comments)

madisonville la homes for sale: Junk - 12/09/07 12:14 PM
I know there is a housing glut out there.  I have heard it, read about it, and even seen it on television.  But, has anyone stopped long enough to consider maybe it's the JUNK out there for sale as one of the reasons.  I print up the MLS papers and the agents have entered excellent for the condition of the house.  I enter some of these and in about one minute my client and I have seen enough.  This is a piece of junk, and guess what they want 140-150 a square foot.  This is what the real houses in excellent … (7 comments)

madisonville la homes for sale: Appraisal's - 12/08/07 11:35 AM
Whats is a house really worth?  Do you ever ponder that question?  I do all the time just like what will the owner really take for this house.  I have a client who really likes a home she found herself on the internet.  We have looked at it twice this week.  I called the listing agent to get some additional information.  This home was listed at 256,000 originally and now has been reduced to 236,000.  She also added that it appraised for 273,000 in 2006.  I thanked her for her time and answering my questions.  So what is a house really worth?  … (4 comments)

madisonville la homes for sale: Buyers Inventory - 12/08/07 11:27 AM
I have been working with a client who is actively looking to buy a home fairly soon.  One of the problems is the amount of available properties for sale.  We have looked at about twenty homes over the past month.  I don't mind because I would do the same.  I would want to see as much as I could.  There is the problem , there is a lot to see.  None of these homes seem to be getting any offers.  It's amazing how the homes for sale for outpace the amount of buyers.  They say the market will correct itself.  I … (4 comments)
