Whats is a house really worth? Do you ever ponder that question? I do all the time just like what will the owner really take for this house. I have a client who really likes a home she found herself on the internet. We have looked at it twice this week. I called the listing agent to get some additional information. This home was listed at 256,000 originally and now has been reduced to 236,000. She also added that it appraised for 273,000 in 2006. I thanked her for her time and answering my questions. I have been working with a client who is actively looking to buy a home fairly soon. One of the problems is the amount of available properties for sale. We have looked at about twenty homes over the past month. I don't mind because I would do the same. I would want to see as much as I could. There is the problem , there is a lot to see. I have a client who is coming into town this Sunday to look at some listings that she likes. I have been spending quite a bit of time with her, helping her. I have eight houses she wants to see. So I called six different brokers for appointments and only 3 called back. I am going to call the other 3 tomorrow and try again. Just last night I was showing a nice home that she liked. Well everything was going well until I noticed a strange looking plastic thing on the wall of the master bedroom. I have a hard time describing it. It was a plastic bracket with two pink looking sponges inside the bracket. Curiosity got the best of me and I pressed this crazy looking thing. I recently had to evict one of my tenants in Jefferson parish Louisiana. For any one not experienced in the procedure I will fill you in on how to go about it. The best way is to send a notice to the tenants to vacate apartment by such and such a day. Hand deliver it to them and keep a copy for yourself. There is going to be over 500 Million in Go Zone money for the St Tammany area awarded early next year. The UNO research center and retail ventures to be built. I have been watching the housing news like an old dog next to a fire. This reminds me of quite a few clients I have encountered over the past couple of months. They all want a house but they have zero money to put down and can't pay more each month than they are already paying. They also want to pick and choose which neighborhood they want to live in. I find working with buyers easier than sellers. What are your thoughts on this? For example, my client submitted an offer for full asking price and the seller actually rejected the offer. Well actually he will accept it if he can remain in the house until February. The listing agent didn't say anything about this on the MLS etc. How come she didn't reveal this since she knew it? I have been on hold while typing this blog for about 35 minutes now. I forgot to mention when you call the troubleshooting line you get one of those computer answering machines. It asks you about twenty questions before you get to an actual live individual. So be it this live individual is in India or somewhere close of course with an American name. Not a happy night in the hacienda. My Bellsouth Internet connection is out and the Cingular wireless is about as fast as a glacier. I didn't realize how much of our life this connection is. My daughter has a research paper for school and my wife can't surf the net. Boy are they grumpy. Just curious which wireless provider some of you may use and how do you like it. Not only are most Americans home owners they also own stocks. Most of them own them thru 401k's or mutual funds that they bought themselves. I know these investors have noticed the sharp decline the last couple of months. The credit crunch is what is being blamed for this decline. This credit crunch in my opinion is because they loaned money to people using unique vehicles to qualify these people. I placed a call today around noon to a listing agent. I was attempting to get some paperwork that wasn't on the MLS. I am pretty sure I woke him up, even though he denied it. He said he was in Maryland. That is when I decided to shut it down for the rest of the day and watch the Saints game, which they won. Oh well I will be back and at em tomorrow. I had an agent from one of the big national brokers asking about my company. I told her the fees and our commission which are quite generous and naturally she was interested. She asked about an office on our side of the lake. I told her we didn't have one at this time but that it was in the future. She seemed discouraged then. Whats a buyer to do? They say it's a buyers market and the sellers still have a lot of attitude. Make a full price offer and the seller says thanks but I ain't moving until February. My buyer made an offer on a property Monday and the seller rejected the offer wanting full price. Full price these days?
