Home inspectors are not regulated in Ohio and most have no idea about what is required when rehabbing a property.
You should hire someone, like us, who is knowledgeable with what is required.
We are certified and knowledgeable to inspect your home.

ohio home inspectors: Chicken Little - 02/26/09 09:04 AM
One of the best compliments that I have ever received was from a Realtor.
He said "Mike is NOT like Chicken Little". I guess what he was saying was that when I report something and /or explain something to a client, I do not make it sound like the sky is falling.
That is one of the advantages of have a good construction background. It allows me to explain things that most HI would defer to another trade or professional. Get as much education as you can!
What is the best compliment that you have received?

Let me first start by saying that there are a ton of GOOD Home Inspectors out there. 
What I want you to do in this tough market is question every opinion that may sour one of your deals. 
A lot of Realtors®, the less experienced ones, assume that the information in the inspection report is correct, or at least credible. Why not, everyone is certified.

How many of you use Microsoft's website to find an address?
I have it on my computer so it is rare that I use Mapquest or Google.
I just tried the MicroSoft website and it scares me.
Why? You (EVERYONE) can see to much detail of your home.

Wonder if the criminals use this????

ohio home inspectors: New home - 07/19/08 09:21 AM
This is just one of many things that I found in a new home. Not that price matters but this is in a home over $500,000.00 in a nice area near Powell Ohio.

 
This vents into the kitchen soffit. This is not something that the building department would have noticed.
This is a fire/safety hazard. The builder said that the range hood would still work.
Would an inspection of a new home make sense? Would it be worth a few hundred dollars?
This fix will probably be over $1000.00. Not counting the other problems.

These are some of the most misunderstood words in the electrical field.
I did not want to put all the definitions here because it may be copywritten.
Here are some terms:
Bonded (Bonding).
Bonded (Bonding). Connected to establish electrical continuity
and conductivity. 2008?
Bonding Jumper.
Bonding Jumper, Equipment.
Bonding Jumper, Main.
Bonding Jumper, System. May be missing in 2008?  
Ground.
Ground. The earth. [ROP 5-8]  
Grounded (Grounding). ROP 5-9]
[ROP 5-12]
Grounded, Effectively. May be missing 2008?
Grounded, Solidly. New 2005  
Grounded Conductor.  
Ground Fault Circuit Interruptor (GFCI).  
Grounded-Fault Protection of Equipment.  
Grounding Conductor.
Grounding Conductor, Equipment (EGC).
Grounding Electrode.

Bob Elliott's post on Balloon Framing got me to thinking that if some people do not know of balloon framing they may not know of knob and tube wiring.

In all my years as an Electrical Contractor (OH Lic. #26286)(I put my license number down because I am required to by Ohio law, not to show how smart that I am) and as an Electrical Safety Inspector (OH. Cert. #1820) I have NOT seen an existing installation that I could say was safe.
In my expert opinion it should be removed and replaced.

As Realtors when you recommend someone to inspect a home you assume that an inspection of the electrical system will be performed.
That said:

ohio home inspectors: Electrical SAFETY! - 04/03/07 10:44 AM
How many of you employ the requirements of CFR 29 1910?  This is an OSHA requirement.
The reason I ask this is: How many of you allow your clients to be in close proximity to the electrical panel when you remove the cover?
The NEC® defines a qualified person has "one familiar with the construction and operation of the equipment and the hazards involved ".  Just telling someone or being told to be careful does not meet the definition of proper training, and does not make that person qualified.

I am giving free home inspections away for a price.  
Sounds like some of the scams that want to give you $15,000,000.00.
I thought it was time to lighten up for a minute.
I give no discounts, or freebies, for my work.
Having me is a discount in and of itself.
I know that sounds arogant but I have the credentials to justify that statement.
If I charge the same as an un-certified person, isn't that a discount enough?
Being certified I have nothing to prove. It is what it is.
Being certified I can explain to your client how important or not important something is.

I am wondering how people in different areas of the country (that have no licensing of home inspectors) address, and/or feel about, the fact that they (some home inspectors) claim to be certified?
Do you have a problem with the fact that the public assumes that a 'certification' must be given by your state?
Is it deceptive to advertise yourself as 'certified'?
If this is a profession should it not be nationally recognized?
I for one am tired of all the 'papermill' certifications.
Am I alone?

There are some individuals that claim to be 'certified' as a building inspector.
A 'Certified Building Inspector' is someone who is certified by The Board of Building Standards of The State of Ohio.
This part of what it says:

supervisor or as a skilled tradesman for work subject to

ohio home inspectors: Home Inspector Org.'s - 03/19/07 10:54 AM
We all know that there are only two Home Inspection organizations that have ANY credibility.
The rest are, in my opinion, just revenue generating 'clubs'.
As Realtors do you not want the best inspectors representing your clients?
Stand up and demand a countrywide standard for home inspections.
The ASTM is working on a standard for residential inspections.
Why can anyone state that they are 'certified'? Because we allow it.
Would it be too much to ask that a Home Inspector take a test?

Anyone can copy and paste someone else's matterial, and I do that sometimes too. The main reason that I copy and paste is to show everyone reading that the information is from a credible source.
I try not to bombbard you with alot selfserving information.
In the State of Ohio there are no requlations. While there are 'some' good home inspection organizations, there are some that just try to baffle you with BS.
God forbid that you would ever have to defend yourself in court, who would you like to say that you recommended? Someone certified by the state (this is for persons in Ohio) … (1 comments)
