Whew..dodged a bullet. Wait a minute, two bullets! Helped my buyers slow down and SEE what they were buying. Buyer 1. "This is the MOST beautiful home of this floorplan in the development! The granite, the backsplash choices, the lighting fixtures, and that Furniture..let's write an offer, I LOVE it." Me: "It IS a great home. How about we arrange a night showing? Let's spend a little more time here..just to make sure." We went and guess what??? The home looked and felt very different the second time around for my Buyer. Seems pretty selfish, I know, in the wake of the Fed Fiscal cliff, but there you go. My own fiscal cliff is in action. Two large deals just went south yesterday, both my listings, and they are fantastic, so they'll sell in 2013, but they crashed and burned due to Buyer's issues. One more is tipping and swaying at the Cancellation Cliff, but seems it may be easing itself back to safer ground..who knows? My smaller deals appear to be sailing forward to closing.. Real Estate is such an interesting profession..you just can NEVER assume you "have it in the bag." (2 comments)

This is one of the wackiest ways I've met a buyer yet. They haven't closed yet, so still not 100%, but offer is in and we'll see.. I was returning the key to the lockbox after previewing a home for an investor of mine. He'd just called me and asked me to go look at the new Foreclosure I'd just sent him a couple hours before. Of course, I was at the barn (it was 5 pm), checking the horses and had my little dog, Spartacus, with me. Off I went. Spartacus was barking from the car, I turned to see (32 comments)

I am constantly amazed at how many of my clients cannot return their documents..not all of them at any rate. Whether it's a Short Sale, Foreclosure, or equity Sale, there always seems to be a "few missed." A word of caution to Buyers and Sellers alike...please review your docs carefully and return them all. Docusign helps dramatically, but as the deal moves forward, there are going to be disclosures coming from the other side, negotiations on Repairs and credits, Pest results and potential negotiations..really, on and on. Read your documents slowly, review them carefully, call with any questions, sign and date (20 comments)

Stop the whining..please! Seems that the Sellers whine about the fact that Buyers "Can't seem to see why MY home is such a great buy!" Buyers seem to like to whine about "Don't those Sellers KNOW this is a Buyer's market??? Good grief everyone. Take a breath and let's be fair here. It IS a Buyer's market here in the Coachella Valley, and in most areas for that matter. That does NOT mean that Buyers can offer insanely poor price/sf and truly believe that the Sellers are going to be happy to get their offer! Thank you so much! Don't return your calls. Yippee!!! I picked up 4 leads over the past 10 days. One for a Short Sale Listing and 3 out of State Buyers who have ALL written offers with me. How did I capture them? I returned their phone calls. The Listing call was in response to a post card that I had sent out regarding my interest in Short Sales, but the interesting thing is that our conversation began with "Thanks so much for returning my call! I've left messages with several other realtors that I found online, and no return (7 comments)

Buyers set Market Value..NOT Realtors! This must be hard to believe for many, many would be Buyers. That is my experience at the moment. It seems that no matter the List price, and no matter if it's being set by the Seller, a bank or through a Short Sale..Buyers insist on offering less!I understand this tactic, and in some areas or developments, it may still work..especially when making an offer on a property that is listed by a Seller and there have been REO's and SS's in that same development. Buying a Home; Who Do You Believe???? I'm looking at the LA Times for today, and all on one page of the Business section are the following Headlines.."October Sales Rise for New Homes.", "Interest rates drop, matching record low", "Fannie Mae to tighten mortgage lending rules" Good Grief! Is it any wonder Buyers are pretty cynical about what they are reading?Get a good local agent! I am working with many out of town, and out of State, "Buyers to be" right now. Buyers and Sellers have two very different perceptions of a home. Sellers tend to see their homes as "the best on the block!" "People will pay more for mine because...." "Someone will fall in love with it, just like I did!" Here is the Seller's view of their home. The Listing Agent can go over all the comparable homes they can with this Seller, but to no avail.. The potential Buyer, on the other hand sees this same home something like this...The Buyer's Agent can run all the comparables they wish to, but until the Buyers become a bit more educated about (1 comments)

I jumped into my car yesterday to head out for a Listing Appt. I had done my previewing and had my comparables ready for my seller, and I had a price that I knew would generate interest. The appt. was going smoothly, until I asked my seller, what she thought her home should be listed for. My number was $160,000 and hers was $249,000, and she made it clear to me that she would never let a buyer "steal" it from her for less than $200,000 bottom! I had visions of THIS as we continued.
