It's said that vacant, raw land is the last property to turn around when the real estate market in general, starts to come back. Certainly true here in the Palm Springs Valley in California. But that may be changing. Builders are buying up properties that were left undeveloped from our historic market crash. Stalled, abandoned, and foreclosed upon developments are beginning to be built out.
Land prices have begun to increase. Prices for finished residential lots has jumped 24 to 41% year over year in all of the cities across the Valley. That's still not a lot compared to what land was (3 comments)

Our beautiful Palm Springs Valley has lots to offer equestrians. Palm Springs proper has some small horsey areas, including Smoketree Ranch. North Palm Springs running into Desert Hot Springs is ripe with small, manageable properties. Many have barns, paddocks, training areas, main homes + guest homes and of course miles of trails! Thousand Palms has protected BLM around it for hours of serene horseback riding..and hiking. Moving further Easterly, is the city of Coachella, Indio, Bermuda Dunes..all of which offer small to large equestrian properties. La Quinta has several offerings with the La Quinta Polo Estates right across from the Eldorado Polo (0 comments)

Where in the world is Vista Santa Rosa, California? When Canadians come to the Palm Springs Valley, and they come in droves to escape their cold winters, I would venture to say that not a single one of them knows where Vista Santa Rosa is. I would go even further and say that many Palm Springs Valley residents don't know where it is either! How can that be? Vista Santa Rosa is an unincorporated approx. 20 mile stretch of rural land in the Eastern Coachella Valley. Coachella Valley Property is Hopping! The market has risen again..totally different conditions and terms, but it is definately alive. La Quinta, Palm Desert, West Indio, golf course communities and high end properties..and yes, dare I say it..even vacant land is generating interest.Vacant land prices have dropped spectacularly..from a high of approx $250,000/acre in the East Valley to a range between $30-50,000/acre now. That is what is driving interest again. Developers are looking as always, but also small farmers, equestrian riders, date farmers, ag farmers. They are able to pick up parcels at a reasonable price, with plentiful water, and amazing views. (1 comments)

The "Median Price" is a big, fat ZERO for usefulness! It drives me nuts when I see article after article, online and print, stating "the median price in the Inland Empire went up", or "the median price in the Inland Empire went down.." Who cares??? What does that statement MEAN? I like this common sense article from First Tuesday...The median price report gives an acutely misleading picture of price changes for any one property or tier of property values. Median price is a statistical point which fails to work in the analysis of any one price-tier of properties, much less an (2 comments)

I am not referring to mental help, but rather great staff, support systems, trusted personnel..you get it, the strength of our performance rests on our "behind the scene" staff.
