Here in NW Montana, views, great neighborhoods and great schools are for the most part the norm, so had to choose something else! Mud rooms were a close 2nd in my mind for where I live, places to put outside clothes, shoes and boots in all seasons, is a desirable attribute.

buyers: Results of Record Low Home Inventory

I had a listing appointment on Monday and preparing the CMA for the sellers was eye opening. The same thing happened when I was showing homes this past weekend to an out of state buyer. There are very few homes listed currently. Buyers are losing out on homes they like if they hesitate to act. Prices are not yet rising, but they will simply because of supply and demand. Pre-sale homes to be built are selling quickly since there are no already built options. USA Today had an article about the scarcity of home sellers in today's edition. It is has been getting busy here at Blue Sky Realty in Kalispell. In 3 days last week I: 1) listed 2 homes for sale 2) met with 2 out of state buyers and wrote an offer (accepted by the way) for one of them 3) Had many buyer leads on my web site 4) Had another seller ask me to meet with her about listing her home 5) Set up showings on my listings Reminds me of the good old days, busy! It is that time again, Whitefish Winter Carnival. Tonight is the ArtWalk downtown along with the North Valley School of Music concert and benefit auction. Tomorrow is the skijoring event. Skijoring is at the city airport. A rider on horseback races through a course towing a skier/snowboarder. It is always a kick to watch, not without incidents. I had a chance early in the week to ski in the sunshine. The front of the mountain had great snow and there were no people around. Listings: This week I listed an investment property duplex in Kalispell which is 7 years old and always occupied. 3 bed and 2 full bath in a nice subdivision. I also was showing some buyers other duplex listings in Kalispell this week. My listing is larger and higher priced. There has been a lot of buyer activity in all duplex listings on the market recently. I listed a home Saturday in Ponderosa Pines. One of the nicer subdivisions in Kalispell. buyers: Activity Picking Up?

Well, it seems that things are picking up. More showings and Hilary wrote 2 offers last week, 1 for an out of state family and 1 for a local first time home buyer. We have had rumors of possible offers on 3 of our listings, waiting to see if they happen. It is an unusual time of year for activity to pick up, but there is pent up demand. My favorite season has arrived! This is the time of year for out of state buyers to be in the Flathead Valley. Showings of existing listings have started to pick up. We are still seeing a lot of daily price reductions and not very many new listings coming online at this time. It is a GREAT time to buy! There are some deals out there for land, lots and homes. Rates have come down and are very good so all the indicators are that we are in a slowly improving market. Road construction for the year is completed with the new 4 lane … (0 comments)

September and October have always been months when out of state buyers turn up in NW Montana. I suppose they wait to take their vacation until all the "summer people" have headed home and school has started. It is a great time to come to our area since the weather is still very nice and the hoards visiting Glacier National Park have for the most part gone home. Logans Pass in the park is only open through this weekend to allow time to work on the Going to the Sun road. The shuttle transportation in the park has ended for the … (0 comments)
