Seven new single family homes came on the market in Monroe NY during the past week. Total available inventory increased slightly from 134 to 136 available homes. With a balanced real estate market, it remains a great time to both sell and buy!

The total number of available homes in Monroe NY grew slightly over the past week from 100 and 102. This is still a relatively low level of inventory. monroe ny real estate trends: May 2016 Real Estate Results: Monroe NY 10950 - 06/05/16 09:34 PM
As seen below, the real estate results for Monroe, NY are now available for the May 2016 period.
The median sales price in May 2016 was 13% over the previous month of April, and 36% higher than the same time last year. Sales prices in 2016 have been moving upward, which is good news for sellers and could be impetus for hesitating buyers to get moving.
Regarding sales volume, sales volume remains healthy in the Monroe NY area, with 18 sales in May and a reduction in inventory from 145 at the end of April to 120 as of June 6th.

As seen below, the real estate results for Monroe, NY are now available for the April 2016 period.
The median sales price in April 2016 decreased about 10% from March. Compared to 2015, though, sales prices were about 13% higher. While April results may be disappointing to those looking for a continued increase in sales prices, there is an explanation for the lower results. 25% of all Monroe NY sales in April were depressed properties, split evenly between foreclosures and short sales. There were also several small two-bedroom ranch homes that sold at the bottom end of the market. While not short sales, they did also contribute to the lower results.

As seen below, the real estate results for Monroe, NY are now available for the February 2016 period.
 
 
The median sales price in February showed a 10% increase over January, a healthy uptick considering February results included 25% distressed properties. Although the above does show the sales price results continue to lag 2015, up is good and the last few months have been encouraging.
 
Regarding sales volume, sales volume is healthy in the Monroe NY area, ~20% higher than this time last year. As mentioned in previous posts, inventory remains low for the area, although the last few days have seen some new listings appear. There were 107 available homes at … (11 comments)

As mentioned in previous posts, the town of Monroe NY real estate market started showing signs of price improvement in 2014 and the first quarter of 2015. However, in April and May 2015, Monroe price results dipped, with a return to first quarter levels in June. So now what's the story with July 2015?
In the above chart, it's evident that in 2015 (the red columns), the first three months of the year were looking strong in terms of prices, the next two were weaker and then June and July are both in the same ballpark but slightly worse than 2014. So what exactly is going on in Monroe?

The Better Homes & Gardens Rand Realty second quarter 2015 market results have been published for Westchester and Orange Counties as well as the rest of the Hudson Valley NY area.  The Orange County NY summary indicates that sales were strong but median prices have continued to decrease (or as the report indicates, remain "tepid"), probably due to the change in mix of types of properties being sold.

As mentioned in my previous posts, the town of Monroe NY real estate market started showing signs of price improvement in 2014 and the first quarter of 2015 continued that positive trend. However, in April and May, Monroe price results dipped, with a return to first quarter levels in June.
 
In January 2015, the median sales price was 15% higher than the same time period in 2014 and in February and March, the 2015 results were about 11% higher.  However, the April and May results indicated median sales price drops of ~30% from the March results, with April at 31% and May at 38% of 2014 results.
 
What happened?  In both April and May, there were only about ten home sales and many of them were "tough" sales; for example, a … (5 comments)

As mentioned in my previous posts, in 2014, the Monroe NY real estate market started showing signs of price improvement.   So how is 2015 starting off, and how does 2015 compare to last year?
 
In January 2015, the median sales price was 15% higher than the same time period in 2014 and in February it was 11% higher.  Not only that, but similar to last year, the February 2015 median showed an improvement over January, continuing to indicate a positive price trend in the Monroe, NY area.
