I belong to a message board for real estate agents.  Occasionaly, new users sign up and ask for "new" marketing ideas.  With the real estate market being as slow as it is, I can understand that.
First thing I suggested was to re-evaluate the price and make sure it matches the market.  If the price is lowered then it could automatically alert those who have been looking for a home in a lower price range.
I offered some feedback on this person's website (i.e., I couldn't find any listings without having to register.)

When you put your home on the market, one of the first things you must do is de-clutter. But you already know that.
The question is what do you do with your stuff?
If you're like most people, you may stick it in the best hiding place available: your closet(s). HOWEVER, closets are among the most important things to buyers who are looking for new digs.   They want to have room for all of their stuff.
If the closet if stuffed to the gills, the message the buyer gets is "This home does not have enough storage."

More than a few of my real estate customers - home buyers and home sellers alike - have admitted to being  avid fans of HGTV - and I am right there with them.
Tonight I was watching Deserving Design. Normally, I like Vern Yip's designs but tonight I nearly gagged when I saw what he did. The subject was a guest bedroom. It had beautiful, beautiful knotty pine walls.
Not cheapo cruddy paneling, but warm, rich, knotty pine, similar to what you see in the picture to the right.
He painted it a bizarre shade of pumpkin. It was hideous.

Two areas often overlooked when selling a home: photography and ease of showing.
1. Choose a real estate agent skilled in photography. This can not be stressed enough.  Since more than 80% of home buyers use the Internet first when buying a home, the photos MUST be appealing.

Welcome another 2Tips4-2sday (Tuesday) post. Last week's tips included a cheap (but time consuming) cabinet makeover trick.
While specifically meant to encourage folks unfortunate enough to have cheesy melamine cabinets, the idea of freshening up cabinets with paint is a good one, especially when selling your home. Even real wood cabinets (oak, particularly) from the past are not immune from going out of style; now, the popular woods for cabinets include cherry, bamboo, and yes - painted white.
(Personal opinion: if you have a rustic home, with lovely knotty pine woodwork, I would not recommend painting your cabinets unless they clash … (7 comments)

Are there homes for sale in Wayne & Pike County that are overpriced? Yes. There are homes around Lake Wallenpaupack that are listed a good $20,000 to $30,000 (or more) above the prices of similar comparable homes that sold. There are homes that are priced properly, as well. But the properly priced homes are not the focus of this article.

Cookie cutter homes. They are everywhere! So many homes are identical - or nearly identical - to dozens of others in the area. If they were edible, Cookie Monster would have a ball.
Currently, in the Pike and Wayne County PA MLS, there are about 2000 homes on the market. How will consumers decide which one to buy?

Recently, a colleague told me that she was trying to set up an appointment to show a property to her buyer. The MLS sheet said "Call office for directions." So, my agent friend called the listing office.
Basically, this agent was given the run-around - there was nobody in the office able to give her directions to the property.
