There is certainly a wealth of information available on the internet that pertains to what a person can qualify for in terms of a new mortgage payment.  Typically that discussion will revolve around what's known as your DTI, or Debt To Income ratio.  That's typically a percentage of your income as it relates to your proposed housing expense in addition to all the other installment or revolving payments you have.
But wait...when considering a new mortgage payment, I think it's important to consider OTHER factors as well.

Cynthia provides some great information that all Realtors and consumers need to be aware of.  The last thing anyone wants, is a last minute "surprise" that could potentially hold up a buyer's loan closing.  
When an appraiser is assigned a property, they are armed with more than just the offer price and the amount of any seller concessions. They are also told what kind of loan the buyer plans to utilize for the purchase. Each type of loan has their own set of property guidelines and the appraiser is trained to look for them.

I shared recently that hubby and I bought some ground buffalo and made burgers.  Buffalo, in my opinion has a much better flavor than beef.  Well, in our quest for experimenting with different flavors, hubby suggested lamb burgers.  Hmmmmmmm, what to do with a lamb burger?

I wrote a post the other day, Are the Banks getting a "pass" basically venting a bit of frustration as to so many REO's sitting out there in a state of disrepair.  I questioned why banks were basically held at a different standard than the borrowers, who, per the agreement in their Promissory Note are required to maintain the integrity of the property.
It got me thinking.  Now, by no means is this a "fix-all", but I can't help but think that if banks took this action that it would, maybe in a small way, help this whole mess we're in.

This place has got to have some of the healthiest portions of food I've ever seen.  When I say "healthy", I'm referring to the size.  Here at the Old Farm House it's all about great food for great appetites and it's all served up with great value too!

I wrote a blog last night with regard to thanking folks who subscribe to your blog.  Well, that post led to several people asking exactly how one KNOWS who subscribes to them.  With those questions in mind, I thought maybe there were other Rainers who didn't know how to find out who their subscribers were.

I'm far from perfect.  But, I will say that I've tried my best to PERSONALLY THANK those that have subscribed to my blog.  Admittedly..I've sent a few messages to recent subscribers only to get a response that my message was undeliverable.  
 
But I find it amusing, for lack of a better word to realize that I've subscribed to folks and have never gotten a word of "thanks for subscribing to my blog".
I guess I'm just way to sensitive.

karen burket: How cool is this!? Extreme Makeover Home Edition is coming to my town! - 08/17/11 07:32 AM
Just heard a news report that the Extreme Home Makeover show is coming to Jackson County, Oregon.  Apparently, there are five families that are being reviewed currently, and in September, one lucky family will be chosen for the show and to get a new home.
Ark Built Construction will be the lead contractor for this project, Extreme Home Makeover's 200th edition!  It's reported that the winning family will be notified on September 7th and the home will be completed on the 13th. 
We're not that big of a town so this is pretty exciting news!

Gene Mundt had a great post on phone etiquette, that I couldn't agree with more.  It led me to thinking about frustrations I've had with regard to a simple RSVP.
How many of you even know what RSVP means?  In French (ok, I'm not promoting the French) but it means "Respondez S'll Vous Plait" or, "Please respond"
RSVP requests through history have been sent with an invitation.  Heck, the host or hostess would really LIKE TO KNOW how many of their INVITED (thats right folks...you got INVITED to an event) are really going to attend.  One might ask..."who cares how many people are … (5 comments)

Why aren't the banks held to the same standards as the purchaser?
When someone buys a new home or even refinances their existing mortgage they will be signing a Promissory Note.  That note not only outlines the provisions with regard to the financing, ie. Note amount, monthly principal and interest payment, etc., there is also verbiage pertaining to the indivual's responsibility to maintain the physical integrity of the property and to not have the property subject to dangerous or illegal substances.
So why is it when we see a property fall subject to foreclosure and is now owned by the bank … (8 comments)

I was probably about 6 or 7. My dad took the weekend and took just ME camping for the weekend. We lived in California at the time, in the Sacramento/Carmichael area. I don't remember the details of exactly where we went camping but I'm guessing somewhere along the Sacramento River. We collected wood scraps and whittled out little boats and sailed them down the river. This is one of my fondest memories of me and just my dad. This song reminds me of that weekend. So what's your childhood memory? Please share. :-)

Cleaning out the aviary at a rundown zoo, the keeper finds two finches that have died of old age. He picks them up and places them in a sack. After cleaning the cage he puts the sack in his wheelbarrow and moves on to the next cage. When he reaches the primate cage he finds two chimps that have also died of natural causes. "Waste not, want not," he says as puts them in the sack with the finches. Later, at feeding time, he flips the dead animals from the sack, into the lion's cage. "Oh, hell!" roars one lion.

Fellow Rainers...I really hope you'll give a warm welcome to someone I have known for a very long time.  Les Snodgrass is a good friend of mine...I actually used to work for him years ago when I lived up in the Seattle area.  Les used to operate a very successful repossession company.  My oh my, do we have some funny stories from those repo days!

I went to Costco recently to purchase their package of Foster Farms Chicken breasts.  Wasn't I surprised that when I got home I picked up the Chicken Tenders, instead of the whole breasts?  So, my purchasing faux-pas caused me to get creative.  I had been planning on bar-b-quing up some chicken that night, but decided to take a different route.
Here's what I used for some Thai inspired Chicken Satay
