home stager: Never lost; but FOUND, we were!!! - 09/16/11 08:23 AM
Never lost; but FOUND, we were!!!
I received an e-mail from a Realtor.  It read . . .
"Hi there,

I have a listing located at 1368 Ormewood Ave, Atlanta, Ga 30316.  Beautiful down-to-the-studs renovation.  We have had fabulous showings but not offers!  We've been the bridesmaid to two other homes that were picked (funnily enough they were staged).

My sellers and I would like to look into staging.  Is this something you can talk to me about?

I e-mailed back . . .

"It would be a pleasure to stage that home!  I have staged several in … (10 comments)

home stager: It' a Win-Win-Win !!! Here's one way to Seal the Deal! - 07/18/10 11:43 AM
It' a Win-Win-Win !!!  Here's one way to Seal the Deal!
This home staging we just completed in the Smyrna / Vinings area has a fun history that brought it all together for the Seller, the Realtor of choice and us, the selected Atlanta home staging company.
The seller lives in Florida.  She had previously rented out this Town home and decided it was now time to sell the property.  Her problem?  She wanted to stage and knew no Stager in the Atlanta area.  Further complicating issues -- she knew no Realtors in the Atlanta area.
So this savvy seller did what so … (19 comments)

home stager: 7 Months Into the Year; What Are Your Assumptions and Predictions? - 07/31/09 08:18 AM
I have been in sales and marketing in the past for a couple of small companies and also for a couple of large fortune 500 companies.
This was when I made the "big bucks" and before I was old enough to get to do what I wanted to do.
I thought I worked for those 4 Companies for over 20 years just to make a good, better than average income and life for my family.
However, what I now realize is that without those professional experiences in sales, I would not have the knowledge I have now on how to make my … (13 comments)

Peachtree Home Staging was able to use the home owners furnishings and many of their accessories.  To complete the project Peachtree Home Staging added a few accesories in each room to finish the look!

home stager: It's Show Time For The TEAM! - 02/10/09 09:18 AM
I recently staged an occupied home that belongs to a great Realtor, Rachel Hayes with Prudential Georgia Realty.  She has a Realtor partner, Leigh Steele.
Together, Rachel and Leigh formed a TEAM prior to listing that they thought would give them the most powerful sales presentation possible for the home.
They had the home pre-inspected by Gary Sloan of Advantage Inspection They contacted Dave Loeffler of Met Life for mortgage lending information They had the home appraised by a local appraiser, Sam Williams And I had the privilege of staging the home.  I worked with a combination of Rachel's furnishing and accessories … (42 comments)

home stager: Wearing Just One Affordable, Profitable, Professional Hat - 12/09/08 05:12 AM
I often hear comments about Realtors providing their own home staging talents and services to their clients.  Having been a Realtor for a number of years, I can relate to Realtors that do home stage their own listings.  I did for years!
However, since early 2007 I have been a referral agent only and focus all my time and energy on my Home Staging Business.  As a dedicated, full time professional home stager I have learned is that there is a tremendous difference in staging as a Realtor as opposed to home staging as a professional home stager.
One of the differences … (22 comments)

home stager: Home Staging Exquisite $2.7MM Private Estate in Atlanta - 10/07/08 11:02 AM
I am so proud that Peachtree Home Staging was the selected home stager for this incredible property located in the Buckhead area of Atlanta, GA.
This home staging job was very important to me -- When I went to meet the Realtor for the first time regarding the project I learned the home had formally been owned by her in-laws and, although the home has undergone complete renovation, there were many memories held among the walls of this homestead!
Because of this I selected a talented understudy with a keen eye to assist me with the staging.  She is very talented and has … (37 comments)

home stager: Home Staging the Interior Decorating - 07/30/08 02:09 AM
I recently had the pleasure of assisting a Realtor, Leigh Steele with Prudential Georgia Realty in preparing a model home in Walton County, Georgia for an MLS video.  I found the construction and attention to detail quite impressive; not to mention the prices.  These incredible homes are starting in the $190's, and they have a lot to offer for that price!
This was a fun day and a first time experience for me.  The model home Leigh took me to to prep for the video had already been furnished and accessorized by an Interior Designer.  The model is heavy in furnishing and although, … (6 comments)

home stager: Home Staging Stimulus for All! - 06/29/08 11:46 PM
WOW!  I have been reading and hearing so much about the "government stimulus check" and ways to spend that extra cash!  It is mind boggling, and the ads on the radio and TV are endless! Get a new car, or take a vacation, new appliances, a luxury mattress; it goes on and on . . .
So it occurred to me that all the STAGE IT FORWARD Active Rain home stagers should join forces and help the home staging industry by voicing out to home sellers!  What a better time than the week of the 4TH of July; our country's birthday, to … (13 comments)

home stager: And Where Exactly is "Point A and a Half"? - 06/23/08 02:55 PM
I have accidentally learned a reminder about sales and marketing for my business this week.  Just when I thought I knew it all!  Okay, sometimes one feels that way (know it all),  but deep down, we know the day will come (over and over again) that we will learn, or be reminded, of something new or something we have overlooked or forgotten.
I, as does everyone, learn something every day, but sometimes, things happen that create a learning inspiration, or more dead on, a significant reminder.  Today it happened to me, and I am elated about that, as it was the … (4 comments)

home stager: Ready, Set, GO! - 06/12/08 11:06 AM
Studies indicate that a home buyer's first impression occurs with in the first 3 seconds of entering the home.
That being the case, it is so important that the foyer is inviting.  Just a small hall table and light accessories were what this foyer needed in this Peachtree Corners home located in Atlanta.  This simple accessorizing brings attention to the attractive stair case and gleaming hardwood floors.
Think of it this way . . . you have gone to all the trouble working out to make your home for sale sparkle.  You have run the extra mile to have great internet … (19 comments)

home stager: Staging it Forward; One Step at a time - 05/28/08 03:12 PM
There are quite a few home stagers and Realtors in the Atlanta real estate market that are working daily to educate home sellers on the value of staging their home.
It was a "smile on my face" and a "warmth of gratitude" to find out that the ATLANTA HOME IMPROVEMENT MAGAZINE wanted to do an article on the benefits of home staging in the Atlanta real estate market as well as the how to find a home stager and what to expect from the home staging process.
Check out the proud Stars of the article published in the June 2008 article titled … (23 comments)

home stager: My Success Is All About You! - 04/09/08 10:20 AM
 FINALLY!  Here it is!
Oh, sorry, you haven't been waiting for it - I have!
The post I have hoped to do; hoped I'd envision; hoped to lay out there to my colleagues.  Finally . . .
Actually, it begins as only relevant to me, but I hope you will read on; as my intent is to be relevant to you!  Attention, Stage It Forward and Realtor Active Rain Member, it's all about you!
I'll explain in due time.  Dilemma?   What to do?  What to do?  Do I do a "Why Home Staging is Invaluable" post, or maybe "Do your sellers know Home … (12 comments)

home stager: Are You Looking "DOWN" on Home Staging? - 04/02/08 10:48 PM

I took these photos of a great room in a vacant home I just staged with furniture and accessories.  The pictures were taken from the second floor cat walk.
If you have a listing where the floor plan will allow you to take photos from above looking down, always take advantage of that for your flyers, brochures, and Internet marketing.  As you can see, this makes for a dramatic presentation.  Also, standing up on a ladder to take the photos will produce a similar effect.
According to a 2007 report published on Realtor.org, 61% of home buyers choose to physically walk through a … (26 comments)

home stager: good things come in threes (for free) from the rain! - 03/15/08 01:23 PM
I have no idea where the saying comes from.  Not sure I even want to know.  But here's my Active Rain example of how GOOD things come in threes.
A few weeks ago I was contacted by Alice McCarthy.  She needed a vacant home staged and found me on Active Rain.  How'd she come to contact me?  Because she is a Realtor and member here.  I staged, but also I met a new friend and business partner.  Alice and I had the most pleasant day together staging and her listing looks great.
The next week I received a call from an unknown colleague in New … (19 comments)

home stager: The Staging Chef - 12/11/07 02:00 PM
I've been given another opportunity to speak to a group of Realtors.  This time I am addressing the difference between staging a vacant home and doing a staging/redesign of an occupied home.  I have had a lot of fun putting my candid presentation together for them.  I love doing both actually, vacants and redesign.  One thing that came out of my preparation for the upcoming presentation is an analogy comparing the two that I want to share.
"Professionally staging a vacant home for sale, to me, is like a Chef that has exceptional skills and demonstrates the ability to select the correct utensils … (23 comments)
