marketing homes: Do Your Listings Have Their Own Business Cards? - 05/28/11 09:10 AM
About 14 or 15 years ago we developed a business card for each of our listings. We gave many copies to the property owner to distribute to friends, co-workers, etc. We did the same as well as passing them out at meetings where agents exchanged business cards the front of the card had a photo of the housethe back had the address, price and our contact informationSince our color printer at that time was an inkjet we laminated each card to prevent water damage to the color.
We still produce those cards, but the process is much faster and far less expensive. … (40 comments)

marketing homes: It Took 35 Years To Get The Experience - It Has Been "Internet Adapted" - 05/26/11 02:30 PM
When you've been in the real estate business for 35 years (36 in July) you realize that many of those things you have done years ago have application today and in the future.
Sometime in the mid 90's my husband and I developed a comprehensive in-home listing packet, We learned after many years buyers who were tired mentally took the porch from one home, the garage from a second one and the kitchen from a third home and called us wanting to make an offer on a "home" they had not seen and may not even exist.
Our packet was and … (22 comments)

marketing homes: Editing Photos Of Bunnies and Homes Including Yours In Montclair - 04/27/11 01:11 AM
Yesterday, while taking a walk along a stretch of common ground in Lake Ridge, I spotted a bunny in front of an old cable TV distribution box. It immediately made me realize it was an excellent shot to use demonstrating the simplicity of improving photos with Photoshop®.
In addition to having the software you need an "inventory" of photos you can use in the exercise. In the case of the bunny I used one of my "inventory" photos of ivy ground cover.
I made absolutely no change to the bunny. OK, it's one thing to edit a bunny photo, but what about a … (18 comments)

marketing homes: Prince William - The Transition From Down Country To Downtown - 03/05/11 05:01 AM

When my husband and I first moved To Prince William County in 1985 the photos in the collage above were very typical of the area. Farmland and barns covered more land than houses. The Prince William County Fair (the largest in Virginia) was a major entertainment venue. What were some of the changes? A huge junkyard is now the site of Potomac Mills - one of the largest discount malls on the east coastMany of today's major roads didn't even existCommuter bus and rail service didn't exist, eitherWe've literally seen many dozens of subdivisions spring up from pasture land The photo … (24 comments)

marketing homes: Do You Stll Market By Snail Mail? - 01/31/11 08:00 AM

I sure do. Old Bridge Estates is an 800 plus home subdivision of both detached homes and townhomes in the Woodbridge area of Prince William County. It hasExcellent commuting optionsAll three grade level schools are convenientShopping is within minutesMajor recreation facilities are extremely convenient I started my direct mail campaign with a monthly two sided real estate report in January and had one call already - it may not bear fruit, but it is a very positive lead.
I am well aware direct mail now falls on deaf ears in many segments of the real estate industry, but it is an … (25 comments)

marketing homes: Buyers - Come Out, Come Out Where Ever You Are - 11/18/10 12:27 AM

As seen in the graph below home sales are almost 35% below 2009 levelsAt the same time the median sales price is almost 14% above 2009 levelsAlso, since June of this year there has been a fairly steady decline in the number of homes sold (see the 5 year green graph at the bottom)If you were waiting for the bottom of the price decline it would appear that is now behind us in Prince William County. Additionally, Bureau of Labor Statistics reports indicate Prince William County unemployment is at 5.5% as of September 2010 - you will have competitionInterest rates are … (24 comments)

marketing homes: Condition - Don't List Your Home Without It - 10/12/10 01:18 AM

The photo at the right is an extreme example of a home that is in poor condition. However, it does emphasize the importance of a home being in good repair when a prospect drives by or pulls up to your home with a REALTOR®
Yes. curb appeal (landscaping) is important, but not anywhere near as important as the first impression that shows your home to be well maintained.

Although the home at the left is small the initial visual impression is of a home that can be bought with some confidence it will not require a cash infusion to make it habitable.

marketing homes: Are You Ready For Columbus Day? - 10/01/10 11:33 PM

Since Columbus Day always falls on the second Monday in October we like to have both our indoor and outdoor decorations up at least a week before the holiday.
Yesterday, I went to several big box stores hoping to pick up a few things to add to our decorations so the neighbors wouldn't think we had the "same old same old"
Believe it or not, they had removed all the Columbus Day decorations from the shelves by October 1, at least 10 days before the holiday.
In their place (as you can see below) wereHalloween decorations and supplies (I can accept that)Thanksgiving decor … (23 comments)

marketing homes: Do You Edit Or Alter Photos To Improve Curb Appeal? - 09/28/10 11:32 PM
When we are taking exterior photos we do our best to "stage" the property before we start snapping pictures. However, it is is not unusual for us to get home and realize there are unwanted items in the photos such as
Garbage cans Hoses laying on the lawn Garden tools Kids bikes etc, etc. We do use photo editing software to eliminate the "garbage" For example, in the top photo there is both a bag of garbage, a garbage can and two power cables on the turf at the right side of the vendor's trailer As you can see in the … (108 comments)

marketing homes: OOPS! - The Map Coordinates In The REALTOR® MLS Were "999" - 05/25/10 11:00 PM

Here in the mid-Atlantic region we, like many real estate associations, have map coordinates in our MLS listings. Its' purpose is twofold It enables me to quickly zero in on a property's general locationIt facilitates arranging listings for ease of travel with my clientsMany REALTORS® are either too inexperienced or too careless to locate and enter the map coordinates. Hence, the ever misleading "999" entry that tells me I may be dealing with a REALTOR® who doesn't take his or her client obligation very seriously.
While arranging listings for a client coming in from The Netherlands there was a listing … (27 comments)
