This really nice and cute couple was a lot of fun to work with despite the fact that this transaction was a pretty tough one toward the last few weeks. This sale was a condo in City Heights on the 8th floor and is a corner unit, which is a very desirable location in this high rise with a great view. This was also a short sale transaction with a very nice investor couple who actually lives in Hong Kong. They came to San Jose for their one and only visit to view this unit that their son, who lives in Canada, thought they would like to buy. They loved the unit and made an offer, went back to Hong Kong, and we went through the entire transaction with these buyers abroad.

My client sent an article to me from USA TODAY that is very interesting information about the $8,000 first time buyer tax credit and it’s just really discerning and pathetic actually. In the article it stated that the IRS tracked thousands of fraud cases and is seeking tighter control. Apparently, nearly 1,300 prison inmates, including 241 serving life sentences, defrauded the government of nearly $9.1 million in first time home buyer tax credits, even though they were incarcerated at the time they claimed to have purchased a home. Good news for first time buyers that went into contract before April 30th and have not closed escrow yet. The Senate just passed a bill to extend the date to September 30th. The bill just needs House approval. This is especially good for first time buyers in short sale transactions that take months to close.

I sold this home in Santa Clara for $711,000 to a very nice young couple buying their first home. They initially wanted to get an FHA loan and put as little of a down payment as possible, but also had the ability to go with a conventional loan as well. In my opinion, if you do have the down payment, it’s better to go with a conventional loan because FHA loans are more expensive than a conventional loan.
